Where to buy property in Dubai depends on one question: why are you buying? Living with children, rental income and preserving capital point to different areas. Below are the eight areas where most deals happen in 2026, with real numbers and my view on each.
The areas compared
| Area | Price, AED per sq ft | Gross rental yield | Best for |
|---|---|---|---|
| JVC | 1,470 | 6.4–7.2% | yield investors, first purchase |
| Dubai South | 1,190 | 7.2% | long-horizon investors |
| Business Bay | 2,124 | 5.9–6.3% | rentals to professionals working downtown |
| Dubai Marina | 2,111 | 5.5–5.9% | liquidity, short-term rentals |
| Dubai Hills Estate | 2,522 | 5.8–6.3% | families with children |
| Dubai Creek Harbour | 2,600 | 5.1% | a bet on the area’s growth |
| Downtown Dubai | 3,179 | 5.1–5.5% | status, premium rentals |
| Palm Jumeirah | 3,529 (villas 6,350) | 4.5% | preserving capital |
Prices are average apartment prices for H1 2026 (Bayut); yields are gross, the range between Bayut and Property Monitor.
How to choose an area for your goal
- You want yield. Look at JVC, Dubai South and Business Bay: the lowest entry prices and the highest rental yields. But they also have the most new supply, so choose the specific building very carefully.
- You are moving with a family. Dubai Hills Estate: schools, parks and a large mall. You will need a car.
- You want to preserve capital. Palm Jumeirah and Downtown: lower yields, but almost no new supply and steady demand from wealthy buyers.
- You want to rent to tourists. Dubai Marina: beach, metro, the waterfront and one of the most liquid resale markets.
What to know about prices in 2026
In spring 2026, regional tensions led to a market correction. ValuStrat’s valuation index shows apartment prices down about 5% year on year, and some locations such as the Burj Khalifa area fell much more. Asking-price indices show almost no change. So when someone tells you prices are rising or falling, always ask: according to which index, and over what period?
For buyers this is rather a window of opportunity: sellers have become more flexible, while rental demand has held up.

My advice
Don’t choose an area from a social media picture. First the goal and the budget, then the area, then the specific building: in the same area, neighbouring towers can differ by half again in yield and service charges.
My team can match an area and a property to your goal. Leave a request.
