I’ve known Al Furjan for a long time. It’s one of the few affordable areas in the south of Dubai that already has its own metro station. Nakheel villas sit next to new apartment buildings by Azizi and Danube, and most residents are families and people who work in Jebel Ali, Dubai Marina or Dubai South. Let’s go through the real deal data: what apartments cost, what rent brings in, where the schools are and what residents say about the area.
In shortAl Furjan is a freehold Nakheel community in Jebel Ali First, between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. A ready studio costs about AED 560K and a one-bedroom about AED 1.1M. Annual rent is AED 47K for a studio and AED 71K for a one-bedroom; the net yield is about 4.5% on a one-bedroom and about 6.2% on a studio. Prices in the same buildings rose 1.7% over the year. The area has its own Al Furjan station on the Red Line (Route 2020), and 58% of deals are off-plan.
Where Al Furjan is
Al Furjan sits in Jebel Ali First, between Sheikh Zayed Road (E11) and Sheikh Mohammed bin Zayed Road (E311). Discovery Gardens and Ibn Battuta Mall are right next to it. It’s a big area, about 560 hectares. Dubai Marina is around 18 minutes by car, Ibn Battuta Mall around 12 and Al Maktoum Airport around 20.
The master developer is Nakheel. It built the villas and townhouses first, then sold plots for apartment buildings to other developers. That’s why today you get both here: quiet villa streets and blocks of new buildings by Azizi, Danube and others. It’s freehold, so a foreigner simply buys property outright.
Metro. This is the area’s main advantage. Al Furjan station, on the Route 2020 branch of the Red Line, is right in the community, and Discovery Gardens station is next to it. The branch takes you to Expo City one way and to Dubai Marina, JLT and on along Sheikh Zayed Road the other. From some buildings you can walk to the station; from others it’s a couple of minutes by car.
Al Furjan prices and rental yields in 2026
All numbers come from Dubai Land Department (DLD) open data on actual deals, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 1,540, 58% of them off-plan |
| Ready: studio / 1 / 2 / 3 beds | about AED 0.56M / 1.1M / 1.52M / 2.2M |
| Off-plan: studio / 1 / 2 beds | about AED 0.59M / 1.15M / 1.69M |
| Annual rent: studio / 1 / 2 / 3 beds | AED 47K / 71K / 105K / 140K |
| Price change over the year, same buildings | +1.7% (last three months +0.4%) |
| Rent over the year | −6.3% |
| Service charge | about AED 17 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 1.1M and rents for about AED 71K a year. That’s 6.4% gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 4.5% net. Studios look better: at about AED 560K with AED 47K rent, that’s 8.4% gross and about 6.2% net.
Prices in the same buildings rose 1.7% over the year, with a small plus over the last three months too. Rents fell 6.3% over the year. Keep in mind that new buildings keep being handed over here, so tenants have more choice. If you’re buying to rent out, I’d check in advance how many similar units are already on the market in that specific building.
One more thing. The gap between ready and off-plan is small here: off-plan studios and one-bedrooms cost only 4–5% more, two-bedrooms about 11% more. A ready apartment starts earning right away, so for renting out I’d look at ready first.

Pros and cons of Al Furjan
I’ve read what residents write on forums and in the Property Finder, Bayut and Driven Properties guides, and added what our clients tell us. Here’s the picture.
What people like:
- Its own metro station, so you can get to the Marina and JLT without a car.
- A calm, family area with parks, pools, sports courts and community centres.
- A wide choice of homes, from studios to 5-bedroom villas.
- Easy access to Sheikh Zayed Road and the E311, close to Jebel Ali and Expo City.
- Schools in the area and nearby.
What people complain about:
- Rush-hour traffic at the exits from the area.
- Construction is still going on, with noise and road closures in places.
- Not much entertainment; for restaurants and nightlife you go to the Marina.
- No hospital of its own, only clinics.
- Building quality varies a lot depending on the developer and the management company.
My view
I like Al Furjan as a place to live. It has something most affordable areas don’t: a metro station right by the buildings. For a tenant who works in the Marina, JLT, Jebel Ali or Expo City, that’s a serious argument. That’s why studios and one-bedrooms near the station rent well, and studios yield more, about 6.2% net.
Families get a lot too: Nakheel villas, the new Murooj communities, schools inside the area, Spinneys and clinics nearby. Prices rose steadily over the year. There are still plenty of new buildings coming, so when choosing I’d look at how close the building is to the metro and at the management company, because that makes a big difference when renting out.
