Arabian Ranches 3: townhouse prices, clusters, and pros and cons of the community

· founder of 2088 Real Estate, 15 years in the UAE

People ask me a lot: “Konstantin, is Arabian Ranches 3 just the old Arabian Ranches, only newer?” Not quite. It’s a separate large community by Emaar, and it sits in a different spot, closer to Global Village. The homes are new, 3- and 4-bedroom townhouses cost noticeably less than in the original Arabian Ranches, and around 330 deals went through there in the last twelve months. So let’s go through it calmly: where it is, what the homes really cost, what’s already handed over and what residents say about it.

In shortArabian Ranches 3 is a freehold community by Emaar in Dubailand, between Emirates Road and Sheikh Zayed bin Hamdan Al Nahyan Street (D54), next to Global Village. It has townhouses and villas with 3 to 5 bedrooms, more than 4,000 homes in total. A ready 3-bedroom home costs about AED 2.95M and a 4-bedroom about AED 4.25M. Prices rose 1.5% over the last three months, while rents fell 11% over the year. The service charge is low, about AED 4 per sq ft. There is no metro nearby, and 36% of deals are off-plan.

Where Arabian Ranches 3 is

Arabian Ranches 3 is in Dubailand, in the Wadi Al Safa 5 district, between Emirates Road (E611) and Sheikh Zayed bin Hamdan Al Nahyan Street (D54). Global Village is about 1–2 km away, with the IMG Worlds of Adventure theme park close by. Downtown and DXB airport are about 25 minutes without traffic, the Palm and JBR about 25–30 minutes.

There’s one developer here, Emaar. The project was launched in February 2019, construction started in May that year, and the first clusters were handed over in 2022. The plan is a gated community of more than 4,000 homes with five entrances. Central Park is in the middle, and the clusters have pools, playgrounds, gyms, and running and cycling tracks. Some clusters, Sun for example, have a lazy river and a kids’ splash pad.

It’s freehold, so a foreigner buys the home outright. Almost every home here costs more than AED 2M, so buying one lets you apply for a 10-year Golden Visa.

Getting around. Keep in mind this is a community built around the car. There’s no metro nearby; the Red Line stations around Downtown are about 25 minutes’ drive. Emirates Road is right at the gate, so you get out quickly towards Jebel Ali or Sharjah.

Arabian Ranches 3 townhouse and villa prices in 2026

I take these numbers from Dubai Land Department (DLD) open data, actual deals. It’s the same data we use in DXB Radar.

Villa and townhouse deals over 12 months about 330, 36% of them off-plan
Ready: 3 / 4 beds about AED 2.95M / 4.25M
Off-plan: 3 / 4 beds about AED 2.72M / 3.7M
Price per sq ft: ready / off-plan about AED 1,800 / 1,650
Price change over the last three months +1.5%
Rent over the year −11.2%
Service charge about AED 4 per sq ft a year

Look at this. The service charge here is about AED 4 per sq ft a year. For a gated Emaar community with pools and parks, that’s not much. If you’re buying to rent out, put it into your costs from day one.

On prices. In spring 2026, when the conflict around Iran started, buyers all over Dubai took a pause and prices dipped in many areas. I’ve lived in the Emirates for 15 years and I’ve seen this before: in the second half of the 2010s prices went down for several years, and then the market won it all back. In Arabian Ranches 3 the levelling out is already visible, with prices up 1.5% over the last three months. Of course, nobody can give guarantees.

Rents are a different story: they fell 11% over the year. I think one reason is that a lot of new clusters have been handed over here, so there are more homes for rent. If you’re buying to rent out, base your numbers on current deals.

One more thing. Off-plan, a 3-bedroom costs about AED 2.72M, less than a ready one, and cheaper per square foot too. If you don’t need to move in right away, the last clusters are a cheaper way in. If your family needs a home to live in this year, pick from the ready clusters: Sun, Joy, Spring, Bliss, Caya, June.

Infrastructure

  • In the community: Central Park, pools, playgrounds, a kids’ splash pad in Sun, basketball courts, football and cricket pitches, a skate park, gyms, running and cycling tracks, mosques.
  • Shops: the community has Arabian Ranches 3 Souk, with a Spinneys supermarket, Costa and Starbucks, Bin Sina and Boots pharmacies, salons and a nursery.
  • Healthcare: there’s a clinic right in the Souk. For a hospital you’ll need to drive out of the community.
  • Nearby: Global Village, about 1–2 km, and IMG Worlds of Adventure. Dubai Polo & Equestrian Club is about 10 minutes, and Arabian Ranches Golf Club in the original Arabian Ranches is not far.
  • Malls: there’s no big mall in the community itself; for serious shopping people drive to other areas.

Schools near Arabian Ranches 3

Several schools are right next door, 1–3 km away. Ratings are from the latest inspections by KHDA, Dubai’s schools regulator.

  • GEMS Winchester School Dubai — UK curriculum, from Foundation Stage to Year 13, “Good”, about 1.5–2 km.
  • Victory Heights Primary School City of Arabia — UK primary school, about 2 km. It’s a new campus that KHDA hasn’t inspected yet. The main Victory Heights school in Dubai Sports City is rated “Outstanding”.
  • Dunecrest American School — US curriculum and IB, “Good”, about 3.5 km, opposite IMG Worlds.
  • In the original Arabian Ranches, 10–15 minutes by car: Jumeirah English Speaking School Arabian Ranches (“Outstanding”) and Ranches Primary School (“Very Good”).

Clusters and projects

Ready: Sun, Joy, Spring, Ruba, Bliss and Bliss 2, Caya and Caya 2, June and June 2. These are 3- and 4-bedroom townhouses. Elie Saab and Elie Saab 2 are 4- and 5-bedroom villas, completed by 2026.

Handing over and under construction: Raya (about 240 townhouses, handover was planned for mid-2026), Anya (about 490 homes, October 2026), Anya 2 (about 360 homes, end of 2026) and May (about 270 homes, 2027). All are 3- and 4-bedroom townhouses.

You can check the completion percentage of each project, from the Dubai Land Department rather than the developer, in the Construction progress section of DXB Radar.

Pros and cons of Arabian Ranches 3

I’ve read the reviews of the area on Propsearch and in agency guides, what residents write, and added what our clients who looked there tell us. Here’s roughly the picture.

What people like:

  • A new Emaar home for noticeably less than in the original Arabian Ranches.
  • A gated community, quiet, with lots of parks, pools and playgrounds.
  • Schools right next door.
  • Easy access to Emirates Road, with Global Village and IMG Worlds nearby.

What people complain about:

  • Far from the sea, the Marina and the centre.
  • You need a car, there’s no metro.
  • There’s a Souk with Spinneys and a clinic, but for a big mall or a hospital you have to drive.
  • Some clusters are still being built, so there’s noise and dust near them.

My view

I like Arabian Ranches 3 for a family that wants a new Emaar home with a garden without paying the prices of the original Arabian Ranches. For AED 2.7–3M you get a 3-bedroom townhouse in a gated community, with a park, pools, a low service charge and schools a couple of kilometres away. For a lot of families renting an apartment in the city right now, that’s a clear step towards a home of their own.

The main question here is the commute if you drive to Downtown or the Marina every day. But the community is already well lived-in, and by 2027 Emaar plans to hand over the remaining clusters: Raya, Anya, Anya 2 and May. Once construction is finished, it will be a fully completed community, and I think demand for homes here will stay steady.
