Arabian Ranches: villa prices, schools and residents’ reviews in 2026

· founder of 2088 Real Estate, 15 years in the UAE

People ask me a lot: “Konstantin, does the original Arabian Ranches still make sense with so many new villa communities around?” It does. It’s one of the best-known villa areas in Dubai. The first phase dates back to 2004, and the community has long been fully complete. The trees have grown, there are strong schools nearby, and the golf club and polo club are next door. About 270 villa and townhouse deals went through here in the last twelve months, all of them resales, because nothing is under construction. So let’s go through what villas really cost, where the schools are and what residents say.

In shortArabian Ranches is a freehold gated community by Emaar in Dubailand, near the junction of Sheikh Mohammed bin Zayed Road (E311) and Al Qudra Road. It has more than 4,000 villas and townhouses with 2 to 7 bedrooms across 15 clusters. A ready two-bedroom home costs about AED 4M and a three-bedroom about AED 5M, or about AED 1,370 per sq ft on average. Rents fell 5.6% over the year. The service charge is about AED 4 per sq ft a year. There is no metro nearby, and all deals are on the secondary market.

Where Arabian Ranches is

Arabian Ranches is in Dubailand, in the Wadi Al Safa 6 area, across the E311 from Motor City. It’s surrounded by Sheikh Mohammed bin Zayed Road (E311), Al Qudra Road and Sheikh Zayed bin Hamdan Al Nahyan Street (D54), with Emirates Road not far away. Downtown and Dubai Marina are 20–25 minutes by car, DXB airport about 30 minutes without traffic, and Global Village 10–15 minutes.

The developer is Emaar. This is the original Arabian Ranches: Arabian Ranches 2 came later right next door, and then Arabian Ranches 3 a bit further out. The first phase started in 2004, and today it’s a finished gated community: more than 4,000 homes, 15 clusters, security at the gates and green streets. The architecture is Spanish, Portuguese and Arabic in style. Every home has its own garden and covered parking.

It’s freehold, so a foreigner buys the home outright. Almost every home here costs more than AED 2M, so the purchase qualifies you for a 10-year Golden Visa.

Getting around. Keep in mind, life here is hard without a car. There’s no metro in the community; the nearest Red Line station is Mall of the Emirates, about 15–20 minutes’ drive. On the other hand, the E311 is right at the edge of the community, so you can head quickly towards Sharjah or Jebel Ali.

Arabian Ranches villa prices in 2026

I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data on actual deals, the same data we use in DXB Radar.

Villa and townhouse deals over 12 months about 270, all resales
Ready: 2 beds / 3 beds about AED 4M / 5M
Price per sq ft about AED 1,370
Rent over the year −5.6%
Service charge about AED 4 per sq ft a year

Look at how this adds up. The service charge here is about AED 4 per sq ft a year. A three-bedroom home at AED 5M and about AED 1,370 per sq ft is roughly 3,600 sq ft. So the service charge comes to about AED 14–15K a year. For a gated Emaar community with pools, parks and security that’s not much, but put it into your costs from day one.

Rents fell 5.6% over the year. I think one reason is that a lot of new homes were handed over nearby, in Arabian Ranches 3 and other new communities, so tenants have more choice. If you’re buying to rent out, base your numbers on current deals, not last year’s.

One more thing. Nothing here is sold off-plan: the community has been finished for years and no new homes will be added. You only buy ready property, but you see straight away which house, which cluster and which neighbours you’re getting.

Infrastructure

  • In the community: pools, parks, playgrounds, tennis and basketball courts, walking and cycling paths, mosques.
  • Shopping: the community has its own shopping centre and the Ranches Souk, with a Carrefour Market, pharmacies, cafés, salons and clinics.
  • Healthcare: Mediclinic Arabian Ranches clinic is right in the community. The nearest big hospital is Mediclinic Parkview in neighbouring Arjan.
  • Golf and horses: Arabian Ranches Golf Club with an 18-hole course, and the Dubai Polo & Equestrian Club next door.
  • Malls: there’s no big mall in the community itself. The nearest are First Avenue Mall in Motor City and Dubai Hills Mall, about 15 minutes by car.

Schools near Arabian Ranches

For families with school-age kids this is one of the most convenient areas in Dubai, with two strong British schools in and right next to the community. The ratings are from the latest inspections by KHDA, Dubai’s schools regulator.

  • Jumeirah English Speaking School Arabian Ranches (JESS) — UK curriculum and IB, “Outstanding”, right in the community.
  • Ranches Primary School — UK primary school, “Very Good”, in neighbouring Arabian Ranches 2.
  • Nord Anglia International School Dubai — UK curriculum and IB, “Outstanding”, in Al Barsha South, a short drive away.
  • GEMS Winchester School Dubai — UK curriculum, “Good”, next to Arabian Ranches 3.

Homes and clusters

Ready: Al Reem, Alma, Alvorada, Al Mahra, Aseel, Golf Homes, Hattan, La Avenida, Mirador, Mirador La Coleccion, Palmera, Polo Homes, Saheel, Savannah, Terra Nova. These are villas and townhouses with 2 to 7 bedrooms, from smaller homes to large villas by the golf course.

Under construction: nothing, the whole community is complete. The first homes are more than 20 years old, so condition varies a lot: some owners have fully renovated, others sell as is.

If you’re comparing with the new clusters in neighbouring Arabian Ranches 3, you can check their completion based on Dubai Land Department data in the Construction progress section of DXB Radar.

Pros and cons of Arabian Ranches

I’ve read what residents write on forums and in the Property Finder, Bayut and Betterhomes guides, and I’ve added what our clients tell us. Here’s roughly the picture.

What people like:

  • A gated community with security, quiet, lots of greenery and mature trees.
  • Strong schools right in the area, with JESS rated “Outstanding”.
  • The golf club and polo club nearby.
  • Big homes with gardens, easy with kids and dogs.
  • Everything for daily life in the community: supermarket, clinic, pharmacies, cafés.

What people complain about:

  • No metro, so you need a car.
  • Traffic on Al Qudra Road and the D54 in the morning and evening.
  • Far from the beach and the centre, with no nightlife or big shopping in the area.
  • Homes cost more than in newer communities further out.
  • The homes aren’t new, so you need to check the condition carefully before buying.

My view

I see Arabian Ranches as one of the most reliable villa areas in Dubai for a family. Everything is already in place: trees, parks, schools, shops, a clinic. There’s no construction behind the fence and nothing to wait for. Most residents are families with children, many of them have lived here for years, and you can feel it.

Another plus for an owner: no new homes will be built in the community. Supply is limited, and demand in Dubai for ready villas with gardens near good schools holds up. The main thing here is to pick a house in decent condition and budget for any renovation upfront. Then it’s a calm purchase.
