People ask me a lot: “Konstantin, what do you think about Arjan? Is it worth buying there?” Fair question. The area has been talked about for a couple of years now, and more than 3,600 apartment deals went through there in the last twelve months. So let’s go through it calmly: what apartments really cost, what they earn, where the schools are, and what the people who live there say about it.
In shortArjan is a freehold community in Dubailand by Dubai Properties. A ready studio costs about AED 580K and a one-bedroom about AED 1M. Annual rent is AED 48K for a studio and AED 72K for a one-bedroom. The net yield on a one-bedroom after all costs is about 5.3% a year. Prices in the same buildings barely moved over the year (+0.7%). There is no metro, and 65% of deals are off-plan.
Where Arjan is
Arjan is part of the big Dubailand area, squeezed between Al Barsha South and Motor City. It sits right at the junction of Sheikh Mohammed bin Zayed Road (E311) and Umm Suqeim Street. In practice that means you can get out quickly in any direction. Dubai Marina is around 18 minutes by car, Downtown around 23 and Mall of the Emirates around 12.
In August 2025 the RTA opened an 800-metre tunnel on Umm Suqeim Street, four lanes each way. The drive from the E311 to Al Khail Road went from about 10 minutes to 4. If you live in Arjan and commute every morning, you felt that straight away.
The master developer is Dubai Properties. The area was launched back in 2006, then the 2010 crisis hit, construction stopped, and it only really started being built out in the last few years. It’s freehold, so a foreigner simply buys the apartment outright.
Arjan prices and rental yields in 2026
I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 3,660, 65% of them off-plan |
| Ready: studio / 1 bed / 2 beds | about AED 0.58M / 1.02M / 1.52M |
| Off-plan: studio / 1 bed / 2 beds | about AED 0.79M / 1.27M / 1.76M |
| Annual rent: studio / 1 bed / 2 beds | AED 48K / 72K / 105K |
| Price change over the year, same buildings | +0.7% |
| Rent over the year | unchanged |
| Service charge | about AED 15.5 per sq ft a year |
Look at how this adds up. A ready one-bedroom costs about AED 1.02M and rents for about AED 72K a year. That’s 7.1%, but that’s gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 5.3% a year. For Dubai that’s a good, honest number.
And notice this: in spring 2026, when the conflict around Iran started, prices dipped in many areas of Dubai. Arjan held up over the year, plus 0.7%. To me that’s a good sign: the area got through a nervous period calmly.
One more thing a lot of people miss. A new off-plan apartment in Arjan costs 25–30% more than a ready one. If you’re buying to rent out, I’d lean towards ready property: it starts earning right away and it’s cheaper to get into.

Pros and cons of Arjan
I’ve read what residents write on forums and in the Property Finder, Driven Properties and Bayut guides, and I’ve added what our clients tell us. Here’s roughly the picture.
What people like:
- Affordable prices, about the same as neighbouring JVC.
- Quick access to the E311 and Umm Suqeim Street.
- New buildings and a calm, family feel.
- A Mediclinic hospital and strong schools nearby.
What people complain about:
- No metro, so it’s hard without a car.
- Traffic in the morning and evening.
- The area is still being built, so there’s noise and dust.
- Few malls and not much entertainment.
- Building quality varies. Some developers are fine, with others residents complain.
My view
A lot of people see Arjan as JVC’s “little brother”. I don’t really agree. Prices are at the same level right now, and Arjan has its own strong points: the hospital, the Miracle Garden, the new roads. The deal numbers are calm too. Prices held over the year, and so did rents. Nobody is pushing prices up here, but nobody is dumping either.
A lot of new buildings will be handed over here before 2029, and landlords will have to fight for tenants. So I’d buy a ready apartment in a building with a decent management company and a clear rental history. The cheapest new build from a glossy brochure is exactly where you can end up looking for a tenant for months.
It’s your decision, of course. But if you want to see specific buildings in Arjan with actual deal prices, leave a request and my team will put together some options.
