Business Bay is Dubai’s business district on the canal, between Downtown and DIFC. In 2026 it is one of the leaders of the resale market and one of the best yields among central areas. Our 2088 Real Estate office is here too.

Who it suits
People working in Downtown and DIFC, and investors in long- and short-term rentals — demand from professionals here is steady.
What residents like
- Central: minutes from Downtown and DIFC, with a metro.
- Canal and Burj Khalifa views.
- Strong rental demand from people working downtown.
Common complaints
- Constant construction and noise.
- Rush-hour traffic and difficult daytime parking.
- Little neighbourhood feel: it is primarily a business district.
- Plenty of new projects in the coming years.
My view
I know this area from the inside — our office is here. Business Bay works well for investment, but its buildings vary a lot: excellent towers stand next to buildings with maintenance problems. Look at the developer, the service charges and the view — canal views rent and resell noticeably better.
