People ask me a lot: “Konstantin, what about DAMAC Lagoons? Is it worth getting in?” Fair question. It’s a big project, it sells actively, and about 1,790 apartment deals alone went through there in the last twelve months. The first residents only moved in at the end of 2025, and most of the community is still being built. Below I’ll go through where it is, what apartments cost in real deals, and what people who already live there or have viewed homes say about it.
In shortDAMAC Lagoons is a freehold community by DAMAC Properties in Dubailand, off Hessa Street, next to DAMAC Hills. It covers about 45 million sq ft with more than ten Mediterranean-themed clusters, mostly townhouses and villas, plus a few apartment projects. The first cluster, Santorini, started handing over in November 2025. All apartment deals are off-plan: a studio is about AED 730K, a one-bedroom about AED 1.25M and a two-bedroom about AED 1.8M. Apartment prices fell 2.3% over the last three months. There is no metro nearby.
Where DAMAC Lagoons is
DAMAC Lagoons is in Dubailand, off Hessa Street, next to DAMAC Hills. This plot was once meant to be Dubai Golf City. Dubai Sports City and Dubai Studio City are nearby. You can get onto Sheikh Mohammed bin Zayed Road (E311), Al Khail Road and Emirates Road easily. Downtown is about 30 minutes by car, and Al Maktoum International Airport is about the same.
There’s one developer here, DAMAC Properties, with Shapoorji Pallonji as the main contractor. The idea is clusters styled after Mediterranean towns (Santorini, Venice, Costa Brava, Portofino, Malta, Nice, Morocco, Marbella, Mykonos, Monte Carlo, Ibiza), set around lagoons with beaches, promenades and walking streets. The plan is more than 8,000 villas and townhouses and around 35,000 residents. There aren’t many apartments; they come in separate projects such as Lagoon Views.
It’s freehold, so a foreigner buys outright. If the property costs AED 2M or more, you can apply for a 10-year Golden Visa.
Getting around. Keep in mind, this is a car community. There’s no metro nearby: the closest Red Line stations, Jumeirah Golf Estates or Mall of the Emirates, are 15–25 minutes’ drive depending on traffic. There are no direct buses into the community yet.
DAMAC Lagoons prices and yields in 2026
These numbers come from Dubai Land Department (DLD) open data, real deals, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 1,790, all off-plan |
| Off-plan: studio / 1 bed / 2 beds | about AED 0.73M / 1.25M / 1.8M |
| Off-plan price per sq ft | about AED 1,835 |
| Price change, last three months | −2.3% |
| Service charge | about AED 17 per sq ft a year |
Here’s the important part. There are no ready apartments in DAMAC Lagoons yet; every deal is off-plan. So there’s no real apartment rental market here yet, and an honest yield for this community can’t be calculated. As a reference point, look at neighbouring DAMAC Hills: a ready one-bedroom there costs about AED 0.94M and rents for about AED 70K a year, which is about 5.4% net. An off-plan one-bedroom in DAMAC Hills costs about AED 1.24M, almost the same as in Lagoons.
Now about the minus 2.3% over three months. In spring 2026 the conflict around Iran started, and buyers across Dubai took a pause. Prices dipped a little across the whole city. I’ve lived in the Emirates for 15 years and I’ve seen this before: in the second half of the 2010s prices went down for several years, and then the market won it all back. To be straight with you, apartment prices in DAMAC Lagoons haven’t levelled out yet, and nobody can give guarantees. Right now you can calmly compare several projects, and negotiating on off-plan apartments is perfectly normal.
Most of the community is townhouses and villas, and they have their own picture. If houses are what you’re after, my team can show you deals for a specific cluster.
Infrastructure
- In the community: the plan includes lagoons with beaches and water activities, promenades, clubhouses, sports areas, cafés and small shops. Part of this is still being built and opens together with the clusters.
- Shopping: the nearest mall is DAMAC Mall in neighbouring DAMAC Hills, with a large Spinneys, a pharmacy and cafés. For bigger shopping trips people go to City Centre Me’aisem.
- Healthcare: Saudi German Clinic in DAMAC Hills. Mediclinic Parkview Hospital is about 12 minutes by car.
- Leisure: Trump International Golf Club in DAMAC Hills is next door. Dubai Miracle Garden and Dubai Autodrome are about 15 minutes away, Global Village about 20.

Clusters and projects
First cluster handed over: Santorini, 847 townhouses and villas. Handover to owners started in November 2025, although it was originally promised for summer 2025.
Being built and handed over in phases: Venice, Costa Brava, Portofino, Malta, Nice, Morocco, Marbella, Mykonos, Monte Carlo and Ibiza. DAMAC included DAMAC Lagoons in its 2026 handover plan; some clusters are being delivered this year and the rest later.
Apartments: Lagoon Views, 8-storey buildings with one- and two-bedroom apartments, handing over in phases, with the last buildings planned for 2027. There’s also Valencia Tower, and Piazza Roma, a project with apartments and offices that went on sale in February 2026.
If you want to see how a specific project is really going, check the Construction progress section of DXB Radar. The completion figures there come from the Dubai Land Department, not from the developer.
Pros and cons of DAMAC Lagoons
I’ve read the Property Finder, Bayut, Driven Properties and betterhomes guides and what residents write, and I’ve added what our clients who viewed homes here tell us. Here’s the picture.
What people like:
- Distinctive architecture, each cluster in its own style, lots of water and greenery.
- A gated, secure community, quiet, little traffic, safe for kids.
- The finished DAMAC Hills next door, with a school, a mall, a clinic and a golf club.
- Easy access to Hessa Street, the E311 and Emirates Road.
- A choice from apartments and townhouses to large villas.
What people complain about:
- The community is still being built, with cranes and construction around.
- Handover dates slip; Santorini was delivered later than first planned.
- No metro or buses, so you can’t manage without a car.
- Few schools, clinics and shops inside yet, so you drive to neighbouring areas for everything.
My view
I like DAMAC Lagoons as a place for a family to live. It’s a calm, gated community with water, greenery and its own streets, and everything you need day to day is already across the road in DAMAC Hills: a good school, Spinneys, a clinic. It suits people who want their own house with a garden without moving too far from the city.
Right now the community is at the very start. The first residents moved in at the end of 2025, and in 2026–2027 several more clusters and the apartment projects will be handed over, with the lagoons, shops and cafés inside the community due to open. As more residents move in, more services open in the community, and that supports rental demand. The one thing to be ready for is another couple of years of construction nearby.
