Discovery Gardens is one of the most straightforward areas in Dubai if you’re buying an apartment to rent out. Nakheel built it back in the 2000s: almost 300 low-rise buildings and more than 26,000 apartments, with Ibn Battuta Mall next door and several metro stations. It isn’t new and it isn’t trendy, but apartments here are affordable and rent well. Let’s go through it using actual deals: what apartments cost, what the rent brings in, where the schools are and what residents say.
In shortDiscovery Gardens is a freehold Nakheel community in Jebel Ali First, next to Ibn Battuta Mall, with about 300 low-rise buildings and more than 26,000 apartments. A ready studio costs about AED 500K and a one-bedroom about AED 770K. Annual rent is AED 45K for a studio and AED 65K for a one-bedroom; the net yield is about 5.9% on a one-bedroom and about 6.4% on a studio. Prices in the same buildings rose 3.9% over the year. There are three metro stations on the Route 2020 branch of the Red Line in and around the area, and 83% of deals are for ready homes.
Where Discovery Gardens is
Discovery Gardens is in Jebel Ali First, between Sheikh Zayed Road and Sheikh Mohammed bin Zayed Road. Its neighbours are The Gardens, Al Furjan, Jumeirah Park and Ibn Battuta Mall, which is a couple of minutes by car from most buildings. Dubai Marina is about 10–15 minutes away, JBR beach about 15, Downtown about 30 minutes and DXB airport 35–40 minutes.
The master developer is Nakheel, and most of the community was handed over by around 2008. The buildings are grouped into themed clusters: Zen, Mediterranean, Contemporary, Mogul, Mesoamerican and Cactus. Inside there’s a lot of greenery, courtyards, 13 shared pools, sports courts, and jogging and cycling tracks. It’s freehold, so a foreigner buys the apartment outright, registered with the Dubai Land Department.
Metro. This is where the area does well. The Route 2020 branch of the Red Line runs through it: Discovery Gardens station is right in the community, with The Gardens and Al Furjan stations close by. One way the line goes to Expo City, the other through Jabal Ali station to the Marina, JLT and on along Sheikh Zayed Road.
Discovery Gardens prices and rental yields in 2026
I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 1,070, 17% of them off-plan |
| Ready: studio / 1 bed / 2 beds | about AED 0.5M / 0.77M / 1.25M |
| Off-plan: studio / 1 bed / 2 beds | about AED 0.7M / 0.99M / 1.75M |
| Annual rent: studio / 1 bed / 2 beds | AED 45K / 65K / 88K |
| Price change over the year, same buildings | +3.9% |
| Rent over the year | −5.4% |
| Service charge | about AED 16 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 770K and rents for about AED 65K a year. That’s 8.4% gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 5.9% net. A studio looks even better: at about AED 500K with rent of AED 45K, it’s 9% gross and about 6.4% net. For Dubai these are very good numbers.
Prices in the same buildings went up 3.9% over the year. Rents dipped a little, by 5.4%. Keep in mind that new buildings keep being handed over nearby, so tenants have more choice. If you’re buying to rent out, I’d look at the condition of the specific building and how quickly it finds tenants.
Most deals here are for ready homes; there isn’t much construction in the area. New off-plan apartments cost 30–40% more than ready ones. They’re new buildings, so it’s hard to compare them directly with 2000s stock, but for renting out, a ready apartment here starts earning straight away and costs noticeably less.
Infrastructure

Buildings and projects
Ready: almost the whole community is ready low-rise Nakheel stock in the Zen, Mediterranean, Contemporary, Mogul, Mesoamerican and Cactus clusters. The buildings are mostly studios, one- and two-bedrooms, with sizes starting from about 430 sq ft.
Off-plan: there aren’t many new projects. They include California and California 2 by Samana, Enqlave by Aqasa, Beverly Gardens, Serene Gardens and Havelock Residences.
If you want to see how a specific project is really going, check the Construction progress section of DXB Radar. The completion figures there come from the Dubai Land Department, not from the developer.
Pros and cons of Discovery Gardens
I’ve read resident reviews on Property Finder and the Bayut and Propsearch guides, and added what our clients tell us. Here’s the picture.
What people like:
- Affordable apartments and rents in a good location.
- The metro is right in the community, so the Marina and JLT are easy to reach without a car.
- Lots of greenery, courtyards, pools and courts, and a calm atmosphere.
- Ibn Battuta Mall a couple of minutes away.
What people complain about:
- Parking: spaces aren’t assigned to apartments, so in the evening it can be hard to find a spot near your building.
- Traffic at the community exits during rush hour.
- The buildings aren’t new, and some of them show their age.
- A limited choice of shops and restaurants inside the community.
My view
I see Discovery Gardens as one of the most practical areas in Dubai for renting out. You can get in with around half a million dirhams for a studio, and rental demand holds up all year. For many residents what matters is that the metro is close and Jebel Ali, the Marina and JLT aren’t far. Prices in the same buildings rose over the year, and that’s in a community that was finished long ago.
There are also things that will support demand going forward. Dubai South and Al Maktoum airport are growing nearby, and the Route 2020 branch runs in that direction, out to Expo City. People who work there will need affordable homes near the metro, and Discovery Gardens is well placed for that. The one thing is that buildings here vary in condition, so I’d choose the specific building and cluster carefully.
