People who ask me about District One usually want to live close to Downtown, but somewhere quiet and by the water. The area is in MBR City and a big man-made lagoon runs along it. It’s mostly villas and mansions, and the apartments are in District One Residences. Let’s go through it with real deals: what apartments cost, what they earn and what life there is like.
In shortDistrict One is a freehold community in Mohammed Bin Rashid City by Meydan Sobha, a joint venture of Meydan and Sobha, with a man-made lagoon about 7 km long. A ready one-bedroom apartment costs about AED 1.42M and a two-bedroom about AED 2.5M. Annual rent is AED 98K for a one-bedroom and AED 165K for a two-bedroom, and the net yield on a one-bedroom is about 5.3%. Rents fell by about 21% over the year. Almost all deals here are for ready homes, and there is no metro nearby.
Where District One is
District One is part of Mohammed Bin Rashid City. It sits south of Downtown, between Meydan One and Al Quoz, next to Meydan Racecourse. Sobha Hartland and Azizi Riviera are not far away. From many spots in the community you can see the Burj Khalifa. Downtown and Business Bay are 10–15 minutes by car, and DXB airport is about half an hour.
The developer is Meydan Sobha, a joint venture between Meydan Group and Sobha. The main feature is the lagoon, about 7 km long, with beach areas and running and cycling tracks around it. Most of the community is villas and large mansions; the apartments are in District One Residences. It’s freehold, so a foreigner buys the property outright.
Transport. There’s no metro in the area. Red Line stations in Downtown and Business Bay are about 15 minutes by car. People here live with a car, and for this kind of community that’s normal.
District One prices and rental yields in 2026
I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar. Here I look at apartments, where there are enough deals for honest statistics.
| Apartment deals over 12 months | about 170, 9% of them off-plan |
| Ready: 1 bed / 2 beds | about AED 1.42M / 2.5M |
| Price per sq ft, ready | about AED 1,830 |
| Annual rent: 1 bed / 2 beds | AED 98K / 165K |
| Rent over the year | −20.6% |
| Service charge | about AED 17 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 1.42M and rents for about AED 98K a year. That’s 6.9% gross. Take off the service charge, allow for vacancy and small repairs, add purchase costs, and you’re left with about 5.3% a year net. A two-bedroom gives about 6.6% gross and about 5% net. For an area this close to the centre, with water and greenery, those are good numbers.
Now about rents. They fell by about 21% over the year. In spring 2026 the conflict around Iran started, people took a pause, and the whole Dubai market felt it. I’ve lived in the Emirates for 15 years and I’ve seen the market go down for several years, for example in the second half of the 2010s, and then win it all back. Nobody can give guarantees, but even at today’s rents the net yield here is above 5%.
Keep in mind that almost all apartment deals here are for ready homes; only 9% are off-plan. So you buy something that already exists and can rent it out right away.
Infrastructure
- Lagoon and leisure: a lagoon about 7 km long, beach areas and long running and cycling tracks along the water.
- In the buildings: pools, gyms, kids’ play areas, security.
- Shopping: District One is mostly residential, so people drive to nearby areas for groceries, for example to Choithrams in Sobha Hartland. Dubai Mall is about 15 minutes by car.
- Nearby: Meydan Racecourse and Downtown are a few minutes’ drive away.
Schools near District One
It works well for families: there are strong schools not far away, in Sobha Hartland. The ratings are from the latest inspections by KHDA, Dubai’s schools regulator.
- Hartland International School — UK curriculum, “Very Good”.
- North London Collegiate School Dubai — IB, “Very Good”.
Buildings and projects
Villas: most of the community is made up of villa and mansion clusters, many of them right on the lagoon. These are big family homes, and the mansions have up to seven bedrooms.
Apartments: District One Residences, buildings of 5 to 17 floors by the lagoon with one-, two- and three-bedroom apartments, many with water views.
New projects are still being built in the area. You can check how a specific project is going, using Dubai Land Department data, in the Construction progress section of DXB Radar.
Pros and cons of District One
If you put together what residents write in reviews and guides, the picture looks roughly like this.
What people like:
- Downtown and Business Bay are 10–15 minutes by car.
- The lagoon, the tracks along the water, lots of greenery, quiet.
- Views of the Burj Khalifa and central Dubai.
- Spacious villas and a calm family atmosphere.
What people complain about:
- No metro, so it’s inconvenient without a car.
- Few shops and cafés inside the community, so you have to drive for groceries.
- Construction is still going on nearby, with some noise and dust.
My view
I like District One as a place to live. It’s one of the few areas where you can live by the water and among greenery and still be 10–15 minutes from Downtown. It suits families who want a big villa close to the centre, and people who want an apartment by the lagoon with a view of the city.
What will support demand going forward is everything being built around it. MBR City is gradually being completed, and a mall with a supermarket, cafés and restaurants is being built in Sobha Hartland. Rents fell over the year, but the net yield still holds above 5%, and for anyone buying to live in or to hold for the long term, now is a good time to negotiate calmly.
