Downtown Dubai is home to Burj Khalifa and Dubai Mall — the city’s calling card. Prices here are among the highest in Dubai and there is almost no new supply. In 2026 Downtown corrected more than other areas, and buyers need to understand that.

Who it suits
Premium buyers — for status, to live in, or to rent out to expats. Less suited to families with children.
What residents like
- Dubai Mall, Burj Khalifa and the metro right there.
- Prestige: residents say they get “the best seats” on New Year’s Eve (Khaleej Times).
- Almost no new supply — scarcity supports prices long term.
Common complaints
- The highest service charges in the city.
- Road closures on holidays and New Year’s Eve, show rehearsals almost every evening.
- The deepest price correction of 2026 among central areas.
- Expensive rents for residents.
My view
For me Downtown is an asset for preserving capital, not for quick yield. The 2026 correction made entry cheaper than six months ago, but choose especially carefully: the view of Burj Khalifa and the fountain, the floor and the service charges drive resale prices here more than anywhere else.
