Dubai Creek Harbour is a new Emaar district on Dubai Creek, 15 minutes from Downtown and the airport. It is a bet on the future: the area is still being built, and the metro Blue Line is due to arrive by 2029.

Who it suits
Buyers of Emaar new builds counting on price growth as the area matures, and couples working in the centre who want to live by the water.
What residents like
- Waterfront, parks and views of the creek and Downtown.
- 15 minutes to Downtown and DXB airport.
- A future metro station.
Common complaints
- Construction and noise: much is still unbuilt.
- No schools inside the area yet.
- Fewer services than in mature areas.
My view
I would treat Creek Harbour as a five-year-plus investment: most of the growth here depends on the area being completed and the metro arriving. Rental yields are lower than in JVC or Business Bay for now. Buy from a reliable developer and on the waterfront — those apartments are the first to rent and to sell.
