Dubai Marina is one of Dubai’s best-known areas: the waterfront, yachts and JBR beach nearby. For an investor it is above all about liquidity — apartments here rent and resell quickly, and there is almost no new supply.

Who it suits
Young professionals and couples who want to live by the water, and investors in short-term rentals to tourists.
What residents like
- Metro, tram and beach — you can live without a car.
- High liquidity on resale.
- Year-round tourist demand for short-term rentals.
Common complaints
- Parking and traffic: residents rate them 3.4 and 3.7 out of 5 (Stake).
- Expensive rents for residents.
- Many buildings are ageing, so maintenance costs are higher.
- Service charges above AED 40 per sq ft in some towers.
My view
The Marina is a reliable choice if liquidity and tourist rentals matter to you. But building age matters a lot here: before buying I would check the history of service charges and the building’s condition, not just the view. Asking prices dipped slightly over the year — a good moment for a buyer to negotiate.
