A lot of people still call Dubai Production City by its old name, IMPZ. It’s not the loudest area, and you see it in ads less often than JVC or Arjan. But more than 3,200 apartment deals went through there in the last twelve months, and the yield on ready apartments is one of the highest in the city. Let’s go through what apartments cost there, what they earn, which schools and shops are nearby, and what residents say about the area.
In shortDubai Production City (formerly IMPZ) is a freehold area by TECOM Group on Sheikh Mohammed bin Zayed Road (E311). A ready studio costs about AED 410K and a one-bedroom about AED 550K. Annual rent is AED 40K for a studio and AED 60K for a one-bedroom. The net yield on a one-bedroom after all costs is about 7.9% a year. Prices in the same buildings rose 2.1% over the year. There is no metro in the area, and 75% of deals are off-plan.
Where Dubai Production City is
The area sits on Sheikh Mohammed bin Zayed Road (E311), in Me’aisem First. Its neighbours are Jumeirah Village Triangle, Jumeirah Golf Estates and Dubai Sports City. Mall of the Emirates is about 15 minutes by car, Dubai Marina about 20 and Downtown about 25. Al Maktoum International Airport is roughly 20 minutes down the E311, and DXB is 30–35 minutes.
The area was set up in 2003 as the International Media Production Zone, which is where the old name IMPZ comes from. The master developer is TECOM Group, part of Dubai Holding. It’s a free zone for media and publishing companies and a residential area at the same time. It’s freehold, so a foreigner simply buys the apartment outright. Homes here are apartments only, there are no villas or townhouses.
Transport. There’s no metro in the area itself. The nearest Red Line stations are 10–15 minutes away by car, depending on traffic. RTA buses run through the area. In April 2026 the new Gold Line metro was approved. According to route descriptions it should pass through Dubai Production City, with opening planned for 2032. The exact station locations haven’t been published yet.
Dubai Production City prices and rental yields in 2026
I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 3,230, 75% of them off-plan |
| Ready: studio / 1 bed / 2 beds | about AED 0.41M / 0.55M / 1.35M |
| Off-plan: studio / 1 bed / 2 beds / 3 beds | about AED 0.68M / 1.13M / 1.61M / 2.26M |
| Annual rent: studio / 1 bed / 2 beds / 3 beds | AED 40K / 60K / 84K / 98K |
| Price change over the year, same buildings | +2.1% (last three months +0.2%) |
| Rent over the year | unchanged |
| Service charge | about AED 19 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 550K and rents for about AED 60K a year. That’s almost 11%, but that’s gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 7.9% a year net. A studio gives about 6.9% net. A ready two-bedroom, on the other hand, costs noticeably more here and earns less, about 3.7%. So for renting out, people mainly look at studios and one-bedrooms.
Prices in the same buildings went up 2.1% over the year, and the last three months show a small plus too. Rents held steady over the year. So the market here is even, without sharp moves.
Keep in mind the gap between ready and off-plan. An off-plan studio or one-bedroom in Dubai Production City costs 1.7 to 2 times as much as a ready one. If you’re buying to rent out, a ready apartment starts earning straight away and is much cheaper to get into.

Pros and cons of Dubai Production City
I’ve read what residents write on forums and in the Bayut, Property Finder and Driven Properties guides, and I’ve added what our clients tell us. Here’s roughly the picture.
What people like:
- Affordable rents and purchase prices, especially for studios and one-bedrooms.
- City Centre Me’aisem with a Carrefour right next door, so groceries are close.
- Quick access to the E311, easy to drive both towards the Marina and to Al Maktoum Airport.
- A calm residential area, with good schools in neighbouring Jumeirah Village Triangle.
What people complain about:
- Traffic at the area’s entrances and exits at rush hour.
- No metro, only buses for public transport.
- No schools inside the area, kids are driven to neighbouring communities.
- Not much entertainment, almost everything revolves around City Centre Me’aisem.
- Apartments only, no villas or townhouses.
My view
I’ll be straight with you, what I like about this area is the numbers. A ready one-bedroom costs about AED 550K here, and the net yield comes out at about 7.9%. There aren’t many places in Dubai with that combination right now. On top of that, prices rose 2.1% over the year and rents are holding at last year’s level.
It’s a convenient place to live for young professionals, couples, and people who work in the Marina, Media City or Jebel Ali, or who commute towards Al Maktoum Airport and Expo City. City Centre Me’aisem with its Carrefour is next door, and there are good schools in neighbouring JVT. A lot of new buildings will be handed over here in the coming years, so for renting out I’d choose a ready apartment in a building with a clear management company. Longer term, the area will be supported by the Gold Line, planned to open in 2032, and by the growth of Dubai’s whole southern corridor.
