When people hear “Dubai Science Park”, a lot of them picture an office district full of labs. That’s partly true: it’s a TECOM business community for companies in science, pharma and healthcare. But over the last few years a lot of residential buildings have gone up here, and about 2,800 apartment deals went through in the last twelve months. I get asked about this area more and more, so let’s go through it using real deals: what apartments cost, what the rent brings in, what’s nearby and what residents say.
In shortDubai Science Park is a TECOM Group community in Al Barsha South, on Umm Suqeim Road between the E311 and Al Khail Road. A ready studio costs about AED 600K and a one-bedroom about AED 1M. Annual rent is AED 48K for a studio and AED 72K for a one-bedroom, and the net yield on a one-bedroom is about 5.3% a year. Prices in the same buildings rose 0.9% over the year, while rents fell 7%. 94% of deals are off-plan, and there is no metro in the area.
Where Dubai Science Park is
The area runs along Umm Suqeim Road in Al Barsha South, between Sheikh Mohammed bin Zayed Road (E311) and Al Khail Road (E44). Arjan is next door, and Dubai Hills Estate is across Al Khail Road. Dubai Hills Mall is 5–10 minutes by car, Mall of the Emirates 10–15, Dubai Marina about 20 and Downtown 20–25. DXB airport is roughly half an hour away.
The master developer is TECOM Group, part of Dubai Holding, so the Dubai government stands behind the project. TECOM launched the park in 2015. Inside there are offices, labs, warehouses and a twin-tower headquarters, and around them residential buildings and serviced apartments. For housing it’s freehold, so a foreigner buys the apartment outright.
There’s no metro in the area. The nearest Red Line station is Mall of the Emirates, 10–15 minutes by car, and the area is served by RTA bus F36. But let me be straight: living here without a car is inconvenient.
Dubai Science Park prices and rental yields in 2026
I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 2,810, 94% of them off-plan |
| Ready: studio / 1 bed / 2 beds | about AED 0.6M / 1M / 1.6M |
| Off-plan: studio / 1 bed / 2 beds | about AED 0.82M / 1.48M / 2.32M |
| Annual rent: studio / 1 bed / 2 beds | AED 48K / 72K / 135K |
| Price change over the year, same buildings | +0.9% (last three months −1.7%) |
| Rent over the year | −7% |
| Service charge | about AED 17 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 1M and rents for about AED 72K a year. That’s 7.2% gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 5.3% a year net. A studio gives about 6%, and a two-bedroom about 6.4%, because two-beds rent well here, at AED 135K a year.
Over the year, prices in the same buildings rose slightly, by 0.9%. Over the last three months, though, they were down 1.7%. In spring 2026 the conflict around Iran started, buyers took a pause, and prices dipped across Dubai. I’ll be honest: here it hasn’t levelled out yet. I’ve lived in the Emirates for 15 years, and I saw prices go down for several years in the second half of the 2010s before the market won it all back. Nobody can give guarantees, of course. Rents fell 7% over the year: new buildings are being handed over in the area, and tenants have more choice.
Keep in mind that almost all deals here are off-plan, and a new one-bedroom in a building under construction costs almost 50% more than a ready one. If you want an apartment to rent out, ready property works out noticeably better: you get in cheaper and start earning rent straight away.

Pros and cons of Dubai Science Park
I’ve read residents’ reviews and the Property Finder, Bayut and Driven Properties guides, and added what our clients tell us. Here’s the picture.
What people like:
- A quiet area, calmer than the Marina or Downtown.
- Easy access to Umm Suqeim Road, the E311 and Al Khail Road.
- Prices lower than in neighbouring Dubai Hills Estate.
- A new hospital in the area itself and strong schools nearby.
- If you work in the park, your commute is a couple of minutes.
What people complain about:
- No metro, so it’s hard without a car.
- Rush-hour traffic at the exits.
- The area is still being built, with construction around.
- Almost all apartments; there are no villas or townhouses to buy.
My view
I like this area both to live in and to rent out. It’s in a good spot: Dubai Hills, Al Barsha and Arjan are right next to it, and the sea and the Marina are about 20 minutes away. There are good schools nearby, and with American Hospital open, healthcare is covered too. Young professionals, couples and families who work in Al Barsha, Dubai Hills or the park itself are happy to move here. That’s where the decent yields come from, especially on studios and two-bedrooms.
The one thing to keep in mind: a lot of new buildings will be handed over here in the next couple of years, so it’s important to pick a building with a good management company. On the other hand, once construction finishes, this will be a complete residential neighbourhood with a hospital, schools nearby and shops downstairs. That matters to tenants.
