Most people know Dubai Silicon Oasis, or just DSO, as the tech park on the road to Al Ain. But it’s also a big residential area: hundreds of buildings, two villa communities, its own hospital and schools. People often ask me: “Konstantin, does DSO actually work for renting out?” Let’s go through it using real deals: what apartments cost, what they earn and what the people who live there say.
In shortDubai Silicon Oasis is a technology park and residential area at the junction of the E311 and E66, run by the Dubai Silicon Oasis Authority. A ready studio costs about AED 450K and a one-bedroom about AED 700K. Annual rent is AED 43K for a studio and AED 60K for a one-bedroom. The net yield on a one-bedroom after all costs is about 6.3% a year. Prices in the same buildings rose 4.8% over the year. There’s no metro yet; a Blue Line station in the area is due to open in September 2029.
Where Dubai Silicon Oasis is
DSO sits at the junction of Sheikh Mohammed bin Zayed Road (E311) and the Dubai–Al Ain Road (E66), next to Academic City and Liwan. The area covers about 7 sq km. DXB airport is around 15 minutes away outside rush hour, and Downtown about 20 minutes by car.
The area is developed by the Dubai Silicon Oasis Authority, a government body that is part of the Dubai Integrated Economic Zones Authority. DSO is a free zone, so tech company offices and housing sit side by side. If your office is in the tech park, you can live five minutes from work.
About ownership. Keep in mind there’s a nuance here. Foreigners do buy in DSO, but the ownership format depends on the project. Cedre Villas is freehold, while in many buildings the rights are registered as a long-term lease (leasehold). For renting out it makes little difference, but before any purchase my team always checks the documents for the specific building.
Transport. There’s no metro in the area yet. The nearest Red Line station, Centrepoint, is about 15–20 minutes by car. There are buses, including the 365 and X25. The big news is the Blue Line: it’s under construction, DSO will get its own Dubai Silicon Oasis station, and the opening is planned for September 2029.
Dubai Silicon Oasis prices and rental yields in 2026
I take these numbers from Dubai Land Department (DLD) open data, based on actual deals. It’s the same data we use in DXB Radar.
| Apartment deals over 12 months | about 1,780, 55% of them off-plan |
| Ready: studio / 1 bed / 2 beds | about AED 0.45M / 0.7M / 1.31M |
| Off-plan: studio / 1 bed / 2 beds / 3 beds | about AED 0.76M / 1.22M / 1.65M / 2.08M |
| Annual rent: studio / 1 bed / 2 beds / 3 beds | AED 43K / 60K / 85K / 120K |
| Price change over the year, same buildings | +4.8% (+0.9% over the last three months) |
| Rent over the year | unchanged |
| Service charge | about AED 14 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 700K and rents for about AED 60K a year. That’s 8.6%, but that’s gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 6.3% a year. Studios do even better, about 7.2% net. For Dubai these are very good numbers.
Prices in DSO rose 4.8% over the year in the same buildings, and the growth continued over the last three months. Rents are holding at last year’s level. In other words, demand here is steady.
Look at the gap, though. A ready one-bedroom costs about AED 0.7M, while an off-plan one is about AED 1.22M. The reason is simple: most of the ready buildings in DSO were built years ago, and the new projects are sold at 2025–2026 prices. If your goal is rental income, a ready apartment wins here: it earns from day one and costs noticeably less.
Infrastructure
- Hospital: Fakeeh University Hospital, right in the area. Plus clinics such as HealthHub and Medi Family Polyclinic.

Buildings and projects
Ready: Silicon Gates, Axis Residence, Binghatti buildings (Binghatti Stars, Binghatti Views, Binghatti Terraces), Arabian Gate, La Vista Residence. Villas are in two communities, Cedre Villas and Semmer Villas.
Under construction: Oasiz by Danube, with handover at the end of 2027, and Timez by Danube, with handover in Q3 2028. Next to the future metro station, the Block 14 residential quarter is being built, due for completion in 2029, in step with the Blue Line. It was launched in January 2026 together with District IO, DSO’s new technology cluster.

Pros and cons of Dubai Silicon Oasis
I’ve read what residents write on forums and in the Bayut, Property Finder and Driven Properties guides, and added what our clients tell us. Here’s the picture.
What people like:
- Affordable prices and rents, one of the cheapest entry points in Dubai.
- Easy access to the E311 and E66, with the airport and Downtown not far away.
- Everything you need inside the area: a hospital, schools, a hypermarket, supermarkets by the buildings.
- You can live next to work if your office is in the tech park.
- Plenty of choice, from studios to villas.
What people complain about:
- No metro yet, so it’s inconvenient without a car.
- Rush-hour traffic at the entrances and exits of the area.
- Construction is still going on, with noise and dust in places.
- No cinema or big mall; for that people drive to Mirdif.
My view
I like DSO as an area for renting out. The numbers here are among the best of the areas I’ve looked at: over 6% net on a one-bedroom, prices up over the year, stable rents. There’s no shortage of tenants: people who work in the tech park and Academic City, students and young families. It’s a comfortable place to live too, with everything close by and a hospital next door.
The area also has good reasons to keep growing. The Blue Line station is due to open in 2029, the new Block 14 residential quarter is being built next to it, and DSO has launched its District IO technology cluster. The metro is the one big thing DSO is missing, and once it arrives, demand will get even stronger. The only thing I’d advise is to look closely at the building itself: its age, condition, management company and ownership format.
My team can find ready apartments in DSO with actual deal prices and check the building’s documents — leave a request.
