Dubai South surrounds the future main airport of Dubai, Al Maktoum. It has the lowest entry price of the eight major areas and the highest rental yield — about 7%. It is a bet on the future, and that has a price.
Key figures
| Price | AED 1,190 per sq ft |
| Gross rental yield | 7.2% (Bayut and Property Monitor) |
| 12-month price change | about +2.4% by asking prices |
| Studio / 1-bed / 2-bed | about AED 541k / 827k / 1.41m |
| Service charges | AED 8–13 per sq ft per year |
| Main driver | AED 128bn Al Maktoum airport expansion, planned over about 10 years |
Prices and yields are for H1 and August 2026.
Who it suits
Long-horizon investors ready to wait for the area to mature, buyers on a limited budget, and people working in aviation and logistics.
What residents like
- Low entry price and high yield.
- A modern area with Spinneys, Lulu and GEMS Founders School.
- A future Etihad Rail station nearby.
Common complaints
- A bus every 90 minutes — residents ask for more transport (Gulf News).
- Few ATMs and services: one resident drove 40 km for cash.
- Awkward road links: 3–4 km as the crow flies becomes a 19 km drive.
- Construction and dust.
My view
Dubai South is a ten-year purchase, not a one-year one. The airport will take years to build and its effect will be gradual. If you want yield now and accept the inconveniences of a young area, it is a good option. If you plan to sell in two or three years, I would look at more mature areas.
