Dubai Sports City is one of the areas clients ask me about when they want an affordable apartment to rent out. It was built around a cricket stadium and a golf club, the first buildings were handed over back in the late 2000s, and today a lot of people live here. Around 2,840 apartment deals went through here in the last twelve months. So let’s go through it: what apartments cost, what they earn, where the schools are and what residents say about the area.
In shortDubai Sports City is a freehold community in Dubailand on Sheikh Mohammed bin Zayed Road (E311). A ready studio costs about AED 470K and a one-bedroom about AED 705K. Annual rent is AED 42K for a studio and AED 60K for a one-bedroom. The net yield on a one-bedroom after all costs is about 6.1% a year. Prices in the same buildings did not change over the year. There is no metro, and 60% of deals are off-plan.
Where Dubai Sports City is
Sports City is part of the big Dubailand area and runs along Sheikh Mohammed bin Zayed Road (E311). Its neighbours are Motor City, JVC, Jumeirah Golf Estates and Dubai Production City. On its northern side the area opens onto Hessa Street. Mall of the Emirates is about 15 minutes by car, Dubai Marina around 20, Downtown 20–25 and DXB airport around 30. Longer at rush hour, of course.
The master developer is Dubai Sports City. Construction started in 2004 and the area opened in 2008. It is home to the 25,000-seat Dubai International Stadium, which hosts international cricket, the ICC Academy, The Els Club with a course designed by Ernie Els, and a sports complex with football pitches, an Olympic running track and courts. It’s freehold, so a foreigner buys the apartment outright.
There is no metro in the area. The nearest Red Line station, Dubai Internet City, is 12–15 minutes by car. There are buses, but residents are honest that life here is hard without a car. If you commute towards Al Barsha, there’s good news. In April 2026 the RTA finished the first phase of the Hessa Street upgrade, from Sheikh Zayed Road to Al Khail Road. In February 2026 it signed the contract for phase two, from Al Khail Road to the E311. Once that’s done, the drive on this stretch should take about 5 minutes instead of 24.
Dubai Sports City prices and rental yields in 2026
I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 2,840, 60% of them off-plan |
| Ready: studio / 1 bed / 2 beds | about AED 0.47M / 0.71M / 1.18M |
| Off-plan: studio / 1 bed / 2 beds | about AED 0.67M / 1.09M / 1.6M |
| Annual rent: studio / 1 bed / 2 beds | AED 42K / 60K / 85K |
| Price change over the year, same buildings | unchanged |
| Rent over the year | −3.5% |
| Service charge | about AED 16 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 705K and rents for about AED 60K a year. That’s 8.5% gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 6.1% net a year. For Dubai that’s a high yield. Studios work out even better, at about 6.5% net.
In spring 2026, when the conflict around Iran started, buyers across Dubai took a pause and prices dipped in many areas. In Sports City, prices in the same buildings stayed where they were over the year, and the last three months were flat too. Rents eased slightly over the year, by 3.5%, and I’ve already factored that into the calculation above.
Keep in mind that the gap between ready and off-plan is big here. An off-plan apartment costs 35–55% more than a ready one. Most of the ready buildings in the area went up in the late 2000s and the 2010s, and the new projects are priced very differently. If you want rental income straight away, I’d look at ready apartments: they’re cheaper to get into and earn from the first month.
Infrastructure
- Shops: the area has Al Maya, Grandiose and Big Value supermarkets, with Carrefour nearby. City Centre Me’aisem in neighbouring Production City is about 3 minutes by car, and First Avenue Mall in Motor City about 6.
- Healthcare: there are Aster and Saudi German clinics in the area. There’s no hospital in the community itself; Emirates Hospital is about 7 minutes by car.
- Sport: The Els Club, the ICC Academy, FitRepublik gym, LaLiga Academy football school and the Dubai Knights Eagles rugby club.
- Leisure: the stadium hosts cricket matches and tournaments, and there are parks and running paths nearby.
Schools near Dubai Sports City
Families have a strong primary school inside the area and several good schools nearby. I’m quoting the latest KHDA inspection ratings; KHDA is Dubai’s school regulator.
- Victory Heights Primary School — British curriculum, primary, “Outstanding”, right in the area.
- Royal Grammar School Guildford Dubai — British curriculum, “Very Good”, on Hessa Street by Tilal Al Ghaf.
- Dwight School Dubai — IB, “Good”, next to the ICC Academy.
- GEMS Metropole School — British curriculum, “Good”, in Motor City, about 6 minutes by car.
Nurseries in the area: The Wonder Years Nursery, Kinder Castle Nursery.
Buildings and projects
Ready: Canal Residence West, Elite Sports Residence, Olympic Park, Golf Tower, Tennis Tower, Cricket Tower, Eagle Heights. For families there’s Victory Heights, a gated villa community by the golf course, and Gallery Villas.
New projects: Azizi Grand, Samana Golf Views and Fairway Residences were scheduled for handover in 2026. For 2027, Vega by Acube and Verde by Vision are planned for Q2, and The Community Sports Arena by AQUA and Hadley Heights 2 by LEOS for Q4. Sportz by Danube is also being built.
You can check the completion percentage of each project, based on Dubai Land Department data, in the “Construction progress” section of DXB Radar.
Pros and cons of Dubai Sports City
I read what residents write on forums and in reviews on Bayut, Property Finder and Driven Properties, plus what our clients tell us. Here’s the picture.
What people like:
- Apartments are among the most affordable of the neighbouring areas.
- Lots of sport close by: golf, the stadium, football pitches, tennis, pools.
- Quick access to the E311 and Al Khail Road.
- City Centre Me’aisem mall is just around the corner.
- A calm, family feel, especially in Victory Heights.
What people complain about:
- No metro, so it’s inconvenient without a car.
- Construction is still going on, and it’s noisy.
- No hospital in the area itself, so for serious medical care you have to drive.
- Traffic on the way out at rush hour.
My view
I think Sports City is a good area for people buying to rent out who want a high return from a ready apartment. Entry prices are lower than in most neighbouring areas, and the net yield on a one-bedroom is about 6.1%. It’s fine for living too: there’s a mall next door, schools and plenty of sport, and families with children go for Victory Heights.
The area is still filling in. Several new buildings are scheduled for handover in 2026–2027, and phase two of Hessa Street should make the drive towards Al Barsha and Sheikh Zayed Road much easier. The one thing to keep in mind is that new buildings also mean more apartments for rent, so it’s worth choosing buildings with decent management.
