Dubai Studio City: apartment prices, rental yields, pros and cons

· founder of 2088 Real Estate, 15 years in the UAE

A lot of people only know Dubai Studio City as the place where films get shot and TV channels have their studios. That’s true, the area was planned as a media production hub. But residential buildings have grown up right next to the studios, and almost 1,500 apartment deals went through there in the last twelve months. So let’s go through it: what apartments cost, what they earn, which schools and shops are nearby, and what residents say about the area.

In shortDubai Studio City is a freehold community by TECOM Group in Dubailand, between Motor City, Arabian Ranches and DAMAC Hills. A ready studio costs about AED 520K and a one-bedroom about AED 790K. Annual rent is AED 46K for a studio and AED 65K for a one-bedroom. The net yield on a one-bedroom after all costs is about 6.1% a year, and about 6.6% on a studio. Prices in the same buildings fell 2.5% over the year. There is no metro, and 65% of deals are off-plan.

Where Dubai Studio City is

The area sits on Al Qudra Road (D63) in the wider Dubailand. Motor City is to the north, Arabian Ranches to the east, DAMAC Hills to the south and Dubai Sports City to the west. Sheikh Mohammed bin Zayed Road (E311) is close by. Mall of the Emirates is about 15–20 minutes by car, Downtown 20–25 and DXB airport about 30–35.

The area was launched in 2005. The master developer is TECOM Group, part of Dubai Holding, the same company behind Dubai Media City and Dubai Production City. It’s a free zone for film and TV companies with studios and sound stages, and a residential neighbourhood at the same time. The housing is freehold, so a foreigner buys the apartment outright. Almost all of it is apartment buildings.

Getting around. There’s no metro in the area. The F30 feeder bus takes residents to Mall of the Emirates station on the Red Line. By car, the nearest metro stations on Sheikh Zayed Road are 15–20 minutes away. The area’s main road is Al Qudra Road, and Hessa Street is close by. In April 2026 the RTA opened the first phase of the Hessa Street upgrade, from Sheikh Zayed Road to Al Khail Road, four lanes each way. The second phase, from Al Khail Road to the E311 with bridges and a tunnel, is now under construction. If you drive from here towards Al Barsha and Sheikh Zayed Road, that’s good news.

Dubai Studio City prices and rental yields in 2026

I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.

Apartment deals over 12 months about 1,490, 65% of them off-plan
Ready: studio / 1 bed about AED 0.52M / 0.79M
Off-plan: studio / 1 bed / 2 beds about AED 0.56M / 1.01M / 1.56M
Annual rent: studio / 1 bed / 2 beds AED 46K / 65K / 90K
Price change over the year, same buildings −2.5% (last three months −0.6%)
Rent over the year −4.4%
Service charge about AED 19 per sq ft a year

Let’s do the maths. A ready one-bedroom costs about AED 790K and rents for about AED 65K a year. That’s 8.2%, but that’s gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 6.1% a year net. A studio at AED 520K rents for about AED 46K and gives about 6.6% net. For Dubai those are good numbers.

Now about the minus 2.5% over the year. In spring 2026 the conflict around Iran started, buyers paused, and prices dipped in many parts of Dubai, Studio City included. The market here hasn’t levelled out yet: over the last three months prices in the same buildings are still slightly down, by 0.6%. I’ve lived in the Emirates for 15 years and I’ve seen periods like this. In the second half of the 2010s prices went down for several years, then the market recovered it all and grew. Nobody can give guarantees, of course, but right now a buyer has room to negotiate.

Keep in mind the gap between ready and off-plan. An off-plan studio costs almost the same as a ready one, but an off-plan one-bedroom is about 28% more than a ready one. If you’re buying to rent out, a ready apartment starts earning right away and it’s cheaper to get into.

Infrastructure

  • Shops by the buildings: Spar Express, Blue Mart and other small supermarkets by the buildings.
  • Malls: there’s no mall in the area itself. The nearest are First Avenue Mall in Motor City and City Centre Me’aisem, both about 15 minutes by car.
  • Healthcare: no hospital in the area. HMC Medical Centre and Medicentres clinics are in neighbouring Motor City, and the nearest big hospital is Mediclinic Parkview in Arjan.
  • Work: studios, sound stages and offices of media and production companies in the free zone, right in the area.
  • Leisure: Dubai Autodrome in Motor City, the golf course in DAMAC Hills, and Al Qudra Road takes you out to the Al Qudra cycle tracks.

Schools near Dubai Studio City

There are no schools inside the area itself, but next door in Motor City, Arabian Ranches and Dubai Sports City there are strong options. The ratings are from the latest inspections by KHDA, Dubai’s schools regulator.

  • GEMS Metropole School in Motor City — British curriculum, “Good”, under 1 km.
  • Jumeirah English Speaking School Arabian Ranches — British curriculum and IB, “Outstanding”.
  • Ranches Primary School in Arabian Ranches — British primary, “Very Good”, about 2.5 km away.
  • Victory Heights Primary School in Dubai Sports City — British primary, “Outstanding”.

Buildings and projects

If you want to see how a specific project is progressing, check the “Construction progress” section in DXB Radar. It shows completion percentages from Dubai Land Department data, not from the developer’s own words.

Pros and cons of Dubai Studio City

I read what residents write about the area on forums and in the Bayut and Property Finder guides. Plus what our clients tell us. Here’s roughly the picture.

What people like:

  • Rents and prices are lower than in better-known areas.
  • The area is quiet, with pools and small parks in the compounds, and it’s easy to live here with a dog.
  • Convenient if you work in media or film, the studios are right there.
  • Quick access to Al Qudra Road and the E311.

What people complain about:

  • No metro, hard without a car.
  • Traffic at the exits during rush hour.
  • Few cafés, restaurants and things to do, people go to Motor City for that.
  • No schools inside the area, and the choice nearby isn’t huge.
  • Construction is still going on.

My view

I’ll be straight, I like Studio City as a rental option. A ready one-bedroom here costs under AED 800K and earns about 6.1% net, and a studio even more. For an area next to Motor City, Arabian Ranches and strong schools, that’s a good ratio of price to yield.

It’s a comfortable place to live for couples and young professionals, especially people who work in media, in Media City or Al Barsha, or who commute towards Al Maktoum and Expo City. The area is calm, everyday shops are by the buildings and the malls are about 15 minutes away. The second phase of Hessa Street will speed up the drive towards Al Barsha, and the new buildings handing over in the next couple of years will bring more people and services to the area. The one thing to keep in mind: quite a few new apartments will come onto the market by 2028, so for renting out I’d pick a ready apartment in a building with a well-run management company.
