Expo City Dubai: apartment prices, rents, projects and pros and cons of the area

· founder of 2088 Real Estate, 15 years in the UAE

People often ask me: “Konstantin, what’s happening with Expo City? Wasn’t a whole new city supposed to appear there after the exhibition?” It is appearing. Residential neighbourhoods are going up on the former Expo 2020 site, the metro already runs there, and apartments and villas are selling. But the area is still very young, so its numbers need a careful read. Let’s go through the real deals and see what the area already has for everyday life.

In shortExpo City Dubai is a community on the former Expo 2020 site in Dubai South; the master developer is the government-owned Expo City Dubai Authority. All apartment deals over the past year were off-plan: a one-bedroom costs about AED 1.63M and a two-bedroom about AED 2.48M. Annual rent is about AED 75K for a one-bedroom and AED 98K for a two-bedroom, and rents rose 4.3% over the year. The Expo 2020 Red Line metro station is inside the community. The first residential projects, Mangrove Residences and Expo Valley, were planned for handover in early 2026, and construction is still under way.

Where Expo City is

Expo City Dubai sits in the south of the city, in Dubai South, between Sheikh Mohammed bin Zayed Road (E311) and Expo Road. Dubai Investments Park, Jebel Ali and Al Maktoum International Airport are all next door. By car Dubai Marina is about 25–30 minutes away, Downtown around 35–40, and Al Maktoum airport about 20 minutes.

The area is run by Expo City Dubai Authority. It’s a government body set up by law in 2022, and it acts as both the regulator and the master developer. The idea is straightforward: keep the pavilions and plazas from the exhibition and build walkable residential neighbourhoods around them. Apartments, villas and plots are sold as freehold, including to foreigners.

Transport. The big advantage is the metro right inside the community. Expo 2020 station is the end of the Red Line branch. By metro Dubai Marina is about 25–30 minutes away and Burj Khalifa around 40–45. For a southern Dubai area, that’s rare.

The airport. In April 2024 Dubai approved a new AED 128 billion terminal at Al Maktoum International Airport. The first phase is due within 10 years, and over time all flights from today’s DXB will move there. That puts Expo City about 20 minutes from the city’s future main airport.

Expo City prices and rental yields in 2026

I take these numbers from Dubai Land Department (DLD) open data, real transactions only. The same data is in our DXB Radar.

Apartment deals over 12 months about 1,240, all off-plan
Off-plan: 1 / 2 / 3 beds about AED 1.63M / 2.48M / 3.6M
Off-plan price per sq ft about AED 2,180
Annual rent: 1 / 2 / 3 beds AED 75K / 98K / 140K
Price change over the last three months +0.2%
Rent over the year +4.3%
Service charge about AED 17 per sq ft a year

Here’s what matters. Over the past year apartments in Expo City were sold only off-plan. Rentals, though, already exist: Expo Village, the former participants’ village from the exhibition, has been there for years. The apartments there are rented out. So there’s no honest way yet to calculate a net yield on ready apartments. As a rough guide: put the one-bedroom rent of AED 75K a year against the off-plan price of AED 1.63M and you get about 4.6% gross. Net, after the service charge and purchase costs, it will be lower.

Prices here are calm. In spring 2026, when the conflict around Iran began, buyers across Dubai paused and prices dipped in many areas. In Expo City off-plan prices barely moved over the last three months, +0.2%, so the levelling out is already visible. I’ve lived in the Emirates for 15 years and have seen pauses like this before. In the second half of the 2010s prices fell for several years, then the market won it all back. Nobody can give guarantees, of course. Rents, meanwhile, rose 4.3% over the year, so there is real demand for housing here.

Keep in mind: off-plan here costs about AED 2,180 per square foot. That’s noticeably more than most areas in the south of Dubai. As I see it, that price pays for the metro inside the community and a government developer.

Amenities

  • Metro: Expo 2020 station on the Red Line, right in the community.
  • Shops: there’s a Spinneys supermarket inside Expo City, plus cafés and restaurants around Al Wasl Plaza. The big malls, Ibn Battuta and The Outlet Village, are a drive away.
  • Healthcare: the nearest hospital is NMC Royal Hospital in Dubai Investments Park. In February 2026 American Hospital Dubai signed an agreement to open a clinic right in Expo City in 2026–2027: primary care, paediatrics, cardiology, MRI and day surgery.
  • Leisure: the Terra and Alif pavilions, Al Wasl Plaza, the Surreal water feature, parks, running and cycling tracks. Concerts, exhibitions and festivals take place here all the time.
  • Work: Expo City has business clusters and the Dubai Exhibition Centre, with Dubai South and Jebel Ali logistics next door.

Schools near Expo City

There’s no school inside the community yet. Children go to neighbouring Dubai South and Dubai Investments Park, 10–15 minutes by car. Ratings are from the latest KHDA inspections.

  • GEMS Founders School – Dubai South: British curriculum, a new school not yet inspected by KHDA.
  • Greenfield International School (Dubai Investments Park): IB, “Very Good”.
  • Dove Green Private School (Dubai Investments Park): British curriculum, “Good”.
  • Nibras International School (Dubai Investments Park): American curriculum, “Good”.

Buildings and projects

Ready: Expo Village, several clusters of buildings by the E311, the former exhibition participants’ village. The apartments are rented out; tenants started moving in at the end of 2022.

Under construction:

  • Mangrove Residences: three buildings in the central part of the community, about 450 apartments and townhouses. Handover was planned for early 2026, and construction is still under way.
  • Sky Residences: the second phase of the central quarter next to the Surreal water feature, one- to three-bedroom apartments, handover planned for Q3 2026.
  • Expo Valley: about 530 townhouses and villas: Shamsa, Maha, Yasmina. Handover was also planned for early 2026, and construction continues. Expo Valley Views apartments will sit next to them.
  • Sidr Residences and Al Waha Residences: newer residential phases, both expected in 2027.

A 15-minute walk from Expo City, Emaar and Dubai World Trade Centre are building Expo Living: Terra Heights and Terra Woods, plus the Dubai Expo Mall.

You can check the completion percentage of any specific project, from Land Department data, in the Construction progress section of DXB Radar.

Pros and cons of Expo City

I went through area reviews on Property Finder, Driven Properties and Bayut, and feedback from people who live and spend time there. Plus what our clients tell us. Here’s the picture.

What people like:

  • The metro is right in the community, with a direct ride to the Marina.
  • A well-planned area: greenery, pedestrian streets, cycling tracks, few cars inside.
  • The developer is the government, and everything is built to one master plan.
  • Dubai’s future main airport is next door, and so are jobs in Dubai South and Jebel Ali.
  • Concerts, exhibitions and parks a short walk from home.

What people complain about:

  • It’s far from Downtown, Business Bay and DIFC.
  • No schools or hospital inside the community yet, so you drive to neighbouring areas.
  • On big event days there’s traffic and parking gets difficult.
  • Still a lot of construction around, and it can be noisy.
  • No ready homes for sale yet; every deal is off-plan.

My view

I see Expo City as an area to grow into. It already has what most new southern communities lack: a metro inside, a thoughtful layout, parks and a lively events calendar. It’s built by the government, and everything follows one master plan.

It suits people who work in Dubai South, Jebel Ali or near Al Maktoum airport, families who want quiet and greenery, and investors who are prepared to wait. Rents rose over the past year, and in the coming years demand will be supported by the first handovers, the American Hospital clinic and, of course, the airport move. To be straight with you: the price per foot here is no longer budget level, so choose the project carefully and look at the handover date and the payment plan.
