JVC Dubai (Jumeirah Village Circle) is the most active area in Dubai by number of deals: more than 5,100 transactions in H1 2026, more than anywhere else. The reason is simple — affordable prices and one of the highest rental yields in the city.
JVC Dubai: key figures for 2026
| Price | AED 1,470 per sq ft |
| Gross rental yield | 6.4% (Property Monitor) – 7.2% (Bayut) |
| 12-month price change | about +1% by asking prices |
| Studio / 1-bed / 2-bed | about AED 0.69m / 1.15m / 1.8m (Bayut; other portals show lower figures) |
| Annual rent: studio / 1-bed / 2-bed | AED 54k / 79k / 113k |
| Service charges | AED 8–16 per sq ft per year |
| New supply | about 16,800 units due in 2025–2027 — the most of any area |
Prices and yields are for H1 and August 2026.
Who JVC apartments suit
Investors focused on yield, first-time buyers in Dubai, young professionals and couples who care about price and parks.
What residents like
- Affordable: residents say the same money would buy “a box” in the Marina (Gulf News).
- Parks and playgrounds in every district.
- Circle Mall and everyday shops nearby.
- A Gold Line metro is planned; the opening date is not confirmed.
Common complaints
- Rush-hour traffic is the area’s main weakness.
- Dust and noise from construction.
- No metro — you need a car or taxis.
- Paid parking in many buildings.
My view
JVC is a solid yield play, but not a place where anything will do. The main risk is supply: thousands of units will be handed over in 2026–2027 and competition for tenants will grow. I recommend ready buildings with good management, near a park and with easy road access, rather than the cheapest new launch.
