Majan: apartment prices, rental yields, pros and cons of the area

· founder of 2088 Real Estate, 15 years in the UAE

People have only recently started asking me about Majan. A few years ago it was a quiet corner of Dubailand that hardly anyone had heard of. Now there’s one construction site after another, and around 6,000 apartment deals went through in Majan over the last 12 months. Let’s go through it: what prices look like, what rent brings in, where the schools are and what the people already living there say.

In shortMajan is a freehold community in Dubailand on Sheikh Mohammed bin Zayed Road (E311), next to Al Barari and Global Village. A ready studio costs about AED 720K and a one-bedroom about AED 1.15M. Annual rent is AED 43K for a studio and AED 65K for a one-bedroom. The net yield on a one-bedroom after all costs is about 3.9% a year, and about 4.2% on a studio. Prices in the same buildings are down 4.8% over the year and up 0.9% over the last three months. There is no metro, and 85% of deals are off-plan.

Where Majan is

Majan is in Dubailand, in the Wadi Al Safa 3 sector, right on Sheikh Mohammed bin Zayed Road (E311). Its neighbours are Al Barari and Living Legends, with Global Village and IMG Worlds of Adventure close by. Dubai Silicon Oasis is about 10 minutes by car, Downtown and Dubai Mall around 20–25, and DXB airport around 25–30.

The community was launched in 2006 by Mizin, part of the Tatweer group. The model was simple: plots were sold to investors, and each building was put up by its own developer under the master plan’s rules. That’s why buildings in Majan vary so much, from small private blocks to projects by Binghatti, Samana and DAMAC. It’s freehold, so a foreigner buys the apartment outright.

Getting around. There’s no metro nearby. The closest Red Line stations, around Business Bay, are a little over 20 minutes by car. The main headache used to be getting into the area from the E311 at rush hour. In August 2024 the RTA reworked the Majan and Al Barari entrances, adding a signalised junction and a reversible lane. The evening-peak entry delay dropped from 9 minutes to 4.5.

Majan prices and rental yields in 2026

These numbers come from Dubai Land Department (DLD) open data, based on actual deals. It’s the same data we use in DXB Radar.

Apartment deals over 12 months about 6,000, 85% of them off-plan
Ready: studio / 1 bed / 2 beds about AED 0.72M / 1.15M / 1.65M
Off-plan: studio / 1 bed / 2 beds / 3 beds about AED 0.59M / 1.12M / 1.7M / 2.28M
Annual rent: studio / 1 bed / 2 beds / 3 beds AED 43K / 65K / 85K / 118K
Price change over the year, same buildings −4.8% (last three months +0.9%)
Rent over the year −3.6%
Service charge about AED 16 per sq ft a year

Let’s do the maths. A ready one-bedroom costs about AED 1.15M and rents for about AED 65K a year. That’s 5.7% gross. Take off the service charge, allow 5% for vacancy and small repairs, add 6% purchase costs, and you’re left with about 3.9% net. A studio works out a bit better: about 6% gross and 4.2% net.

Now about the minus 4.8% for the year. In March 2026 the conflict around Iran started, buyers across Dubai took a pause, and prices dipped in many areas. Majan was no exception. I’ve lived in the Emirates for 15 years and I’ve seen this before: in the second half of the 2010s prices fell for several years, then the market recovered it all and grew. In Majan the levelling out is already visible, with prices in the same buildings up 0.9% over the last three months. Of course, nobody can give guarantees.

Keep one thing about this area in mind. Almost all deals here are off-plan, 85%. And an off-plan studio costs noticeably less than a ready one, about AED 590K against AED 720K. Off-plan and ready one-bedrooms cost almost the same. So if you’re willing to wait for handover, you can get into Majan on a smaller budget. If you need rental income straight away, look at ready buildings.

Infrastructure

  • Mall: Midtown Central Majan is right in the area, with more than 30 shops and cafés. There’s also Remal Mall, a small centre with a clinic and restaurants.
  • Supermarkets: Carrefour, Jef The Grocer, Viva and small shops on the ground floors of buildings.
  • Bigger malls: Cityland Mall and Dubai Outlet Mall, each about 15 minutes by car.
  • Healthcare: there are clinics in the area, such as Health Avenue Polyclinic and Emirates Clinic. For a large hospital you’ll need to drive to a neighbouring area.
  • Leisure: Global Village and IMG Worlds of Adventure are practically next door.

  • GEMS FirstPoint School — UK curriculum, “Very Good”, in The Villa, also in Dubailand.

Pros and cons of Majan

I’ve read resident reviews on Property Finder and the Bayut, Propsearch and bhomes guides, and added what our clients tell us. Here’s what comes out.

What people like:

  • It’s quiet, the roads and landscaping inside the area are kept in good shape, and buildings are generally well managed.
  • Quick access to the E311, with Downtown about 20–25 minutes away.
  • Prices are lower than in neighbouring Al Barari and Living Legends.
  • Play areas, walking paths and supermarkets close to the buildings.
  • Global Village and IMG Worlds right nearby.

What people complain about:

  • No metro and few buses, so it’s hard without a car.
  • The area is still being built, so some blocks get noise and dust.
  • Not many restaurants or places to go out within the area.
  • No schools inside Majan, so kids have to be driven.

My view

Majan suits people who work in Silicon Oasis or Academic City, or drive into the centre and don’t want to pay extra for the address. It’s calm, it has its own mall, and families like being next to Al Barari and Dunecrest American School. For investors the appeal is the low entry point: an off-plan studio costs under AED 600K.

Going forward, the building work itself will help the area. In 2026–2027 The Haven II, two Binghatti projects, Samana Barari Views and other buildings will be handed over. More people will move in, and cafés, shops and services will follow. That’s how JVC and Arjan grew in their time. The one thing to keep in mind is that a lot of new apartments are coming, so I’d pick a building with a reliable developer and a good management company.
