When people hear “Meydan”, most of them think of the racecourse and the Dubai World Cup. But around the racecourse there’s also a residential area, which the Dubai Land Department lists as Nad Al Shiba 1. Quiet low-rise buildings, villas, a golf course, and Downtown about 15 minutes away by car. On top of that, Binghatti is now building Binghatti City here with Mercedes-Benz branded towers. Let’s go through the real transactions: what things cost here, what they earn, and what the people who live here say.
In shortMeydan by the racecourse (Nad Al Shiba 1) is a freehold area in Mohammed Bin Rashid City, about 15 minutes by car from Downtown. A ready one-bedroom costs about AED 1.19M and a two-bedroom about AED 2.5M. Annual rent is AED 80K for a one-bedroom and AED 122K for a two-bedroom, and the net yield on a one-bedroom is about 4.5%. About 1,950 apartment deals went through over the year, 91% of them off-plan. There is no metro; the nearest station is Business Bay.
Where Meydan Racecourse is
The area sits around Meydan Racecourse in Mohammed Bin Rashid City, with access to Al Khail Road (E44) and Al Meydan Street. The neighbours are Azizi Riviera, Sobha Hartland, District One and Nad Al Sheba Gardens. Burj Khalifa and Dubai Mall are about 16 minutes by car, DXB airport about 20 minutes and Palm Jumeirah about 28.
The master plan was drawn up by Meydan Group, which is now part of Dubai Holding. The buildings themselves are by different developers: MAG, G&Co, Binghatti and others. It’s freehold, so a foreigner buys property outright.
Keep in mind that this article covers the apartments around the racecourse. I have a separate review of neighbouring Azizi Riviera.
Transport. There’s no metro inside the area. The nearest Red Line station, Business Bay, is about 12–15 minutes by car. RTA buses run, but the stops aren’t always close to your building, so people here live by car or taxi. In April 2026 the Gold Line was approved; it will run through Meydan and is due to open in 2032. The exact station locations haven’t been published yet.
Meydan prices and rental yields in 2026
I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.
| Apartment deals over 12 months | about 1,950, 91% of them off-plan |
| Ready: 1 / 2 / 3 beds | about AED 1.19M / 2.52M / 4.16M |
| Off-plan: studio / 1 / 2 / 3 beds | about AED 1.35M / 2.32M / 3.27M / 5.65M |
| Annual rent: 1 / 2 / 3 beds | AED 80K / 122K / 170K |
| Price change over the last three months | −5.4% |
| Rent over the year | −11.8% |
| Service charge | about AED 25.5 per sq ft a year |
Let’s do the maths. A ready one-bedroom costs about AED 1.19M and rents for about AED 80K a year. That’s 6.7% gross. Take off the service charge, allow for vacancy and small repairs, add purchase costs, and you’re left with about 4.5% a year net. Two- and three-bedrooms yield less, about 2.8% and 2.2% net, and people usually buy those to live in.
Now about the minus 5.4% over the last three months. In March 2026 the conflict around Iran started, buyers paused, and prices dipped across Dubai. I’ve lived in the Emirates for 15 years and I’ve seen this before: in the second half of the 2010s prices fell for several years, then the market won it all back and grew. To be straight with you, in Meydan prices haven’t levelled out yet, they’re still going down. Nobody can give guarantees here. But for someone buying a ready apartment, it’s a good time to negotiate calmly.
Off-plan here costs almost twice as much as ready. You can’t compare them directly: the ready apartments are mostly low-rise buildings from the 2010s, while off-plan sales are new branded towers with a different finish and a different price level.
Infrastructure
- Shopping: the Meydan Heights retail centre has a Spinneys supermarket, cafés and restaurants. The ground floors of The Polo Residence have a pharmacy, salons and a restaurant. For big shopping trips people go to Dubai Mall.
- Malls nearby: a mall is being built in neighbouring Sobha Hartland, due to open in late 2026. Meydan One Mall has been under construction for a long time and its opening has been pushed back several times.
- Healthcare: Nad Al Sheba Health Center and the American Hospital clinic in Nad Al Sheba, plus Life GP Clinic in Sobha Hartland.
- Sport and leisure: Meydan Racecourse, The Track Meydan Golf, the Nad Al Sheba Cycle Path with 4, 6 and 8 km loops, and the Nad Al Sheba Sports Complex.

Buildings and projects
Ready apartments: The Polo Residence by MAG — 29 five-storey buildings by the racecourse, completed in 2017. One- to four-bedroom apartments, with a pool, a spa and sports courts.
Ready villas: Millennium Estates by G&Co — 198 villas, completed in 2016, with the gated Grand Views community inside it. Next to the racecourse there’s also Meydan Heights, 528 townhouses by Meydan Group, but they house Emirates staff.
Under construction: the main project here is Mercedes-Benz Places Binghatti City. It’s 12 towers and an AED 30 billion project, launched in December 2025, with handover planned for Q2 2029. Within it Binghatti is building Maybach Ultimate Luxury, two towers of 27 and 33 storeys with about 1,230 units. On Meydan Avenue, the small Vedaire Residences building by Elton is under way, with handover expected around Q3 2027.
If you want to see how a specific project is really going, check the Construction progress section of DXB Radar. The completion figures there come from the Dubai Land Department, not from the developer.
Pros and cons of Meydan
I’ve read the Bayut and Propsearch guides and what residents write, and I’ve added what our clients tell us. Here’s the picture.
What people like:
- The centre is close: Downtown and Business Bay are about 15 minutes away, the airport about 20.
- Calm and spacious: low-rise buildings, villas, lots of greenery.
- Golf, the racecourse and a long cycle path right on your doorstep.
- Good schools nearby, with a real choice.
What people complain about:
- No metro and little public transport, so it’s inconvenient without a car.
- No big mall of its own yet; Meydan One Mall is still being built.
- Large construction sites around, so there will be noise and trucks for the next few years.
My view
I like this area. It’s right in the middle of new Dubai, yet life here is quiet: low-rise buildings, a park, golf, a cycle path. It works well for families who need a bigger apartment or a villa close to Downtown and to schools, and for people who work in the centre and don’t want to live in a 50-storey tower.
There’s a lot coming around it. Binghatti City will bring thousands of new residents and its own infrastructure. The mall in neighbouring Sobha Hartland is likely to open, and later Meydan One Mall. The Gold Line metro is due by 2032. All of this will support demand for homes in the area. The one thing I’d keep in mind: there will be big construction nearby for the next few years, so it’s better to pick a ready apartment in a building further away from it.

Meydan or Azizi Riviera — which to choose?
