Mudon: townhouse and villa prices, schools, and the pros and cons of the community

· founder of 2088 Real Estate, 15 years in the UAE

People ask me a lot: “Konstantin, what about Mudon? Isn’t it just townhouses and a park?” Pretty much, yes. Mudon is a quiet family community on Al Qudra Road, next to Arabian Ranches and The Sustainable City, and around 520 villa and townhouse deals went through there in the last twelve months. So let’s go through it calmly: where it is, what the homes really cost, what the schools are like and what people say about the area.

In shortMudon is a gated freehold community by Dubai Properties in Dubailand, at the junction of Al Qudra Road and Emirates Road (E611). It’s mostly townhouses and villas. A ready 3-bedroom home costs about AED 3.4M and a 4-bedroom about AED 4.6M. Prices in the same projects rose 7.2% over the year, while rents fell 2.7%. The service charge is low, about AED 4 per sq ft. There is no metro nearby.

Where Mudon is

Mudon is in Dubailand, on the corner of Al Qudra Road and Emirates Road (E611). Its neighbours are The Sustainable City, Arabian Ranches 2, DAMAC Hills and Town Square. Mall of the Emirates is about 20–25 minutes by car, and Dubai Marina, Downtown and DXB airport are about 25 minutes each.

The developer is Dubai Properties, part of the Dubai Holding group. The first homes in Mudon were handed over at the end of 2014, so this is a settled community: the trees have grown and people have lived here for years. Inside there are several neighbourhoods: Al Salam, Al Naseem, Rahat, Arabella 1, 2 and 3, the newest one, Mudon Al Ranim, and one apartment complex, Mudon Views. In the middle there’s a big park with running and cycling tracks.

It’s freehold, so a foreigner buys the home outright. Homes here cost more than AED 2M, so buying one qualifies you for a 10-year Golden Visa.

Transport. Keep in mind that it’s hard to live here without a car. The nearest metro station is Jumeirah Golf Estates on the Red Line (Route 2020 branch); the F32 feeder bus gets you there in about 15 minutes. The roads have got better, though. In February 2026 the RTA opened a new 600-metre bridge on Al Qudra Road, at the junction that links Arabian Ranches with Dubai Studio City. The RTA names Mudon among the communities that benefit, and says travel time on that stretch dropped from 9.4 to 2.8 minutes.

Mudon townhouse and villa prices in 2026

I don’t take these numbers from listings. They come from Dubai Land Department (DLD) open data, the same data we use in DXB Radar.

Villa and townhouse deals over 12 months about 520, 28% of them off-plan
Ready: 3 / 4 beds about AED 3.4M / 4.6M
Off-plan: 3 / 4 beds about AED 3.1M / 4M
Price per sq ft: ready / off-plan about AED 1,645 / 1,565
Price change over the year, same projects +7.2% (+5.7% over the last three months)
Rent over the year −2.7%
Service charge about AED 4 per sq ft a year

Let’s do the maths. A ready 3-bedroom home costs about AED 3.4M, and a square foot about AED 1,645. So a typical home here is roughly 2,000 sq ft. At AED 4 per foot, that’s about AED 8K a year for the upkeep of the community, the park and the pools.

Now the trend. Prices in Mudon rose 7.2% over the year, and the growth continued over the last three months, another 5.7%. Family homes with gardens in settled communities are in demand right now, and Mudon shows that well. Rents dipped slightly over the year, by 2.7%, so if you’re buying to rent out, work with today’s rents and don’t count on them rising.

One more interesting thing. Off-plan homes here cost less than ready ones: about AED 3.1M for a 3-bedroom against AED 3.4M, roughly a 9% difference. If you don’t need to move in right away, that’s worth running the numbers on. If you want a home to live in this year, look at the ready Arabella, Rahat or Al Salam.

Infrastructure

  • In the community: a central park with running and cycling tracks, swimming pools, tennis and basketball courts, football pitches and plenty of playgrounds.
  • Shops and cafés: the basics are at Mudon Community Centre (also called Al Salam Town Centre): a supermarket, a BinSina pharmacy, Starbucks, Baskin Robbins, Twin Burger, Abatjour, Wofl and the Vitalite wellness centre.
  • Nearby: DAMAC Mall with Spinneys, The Ranches Souk in Arabian Ranches with Carrefour, and First Avenue Mall in Motor City, all a few kilometres away.
  • Healthcare: there’s no hospital in Mudon itself. Aster Medical Centre is in The Ranches Souk, and for anything serious people go to Mediclinic Parkview or Saudi German Hospital.

Schools near Mudon

If you have kids, the choice here is good: two schools right inside the community and several strong ones next door. The ratings are from the latest inspections by KHDA, Dubai’s schools regulator (the 2023–24 school year; KHDA hasn’t inspected since).

  • Ash Mount School — UK curriculum, inside Mudon. No KHDA rating yet.
  • Lycée Français International AFLEC Mudon — French curriculum, inside Mudon. Not yet inspected by KHDA.
  • Fairgreen International School in The Sustainable City — IB, “Good”.
  • Jebel Ali School in DAMAC Hills — UK curriculum, “Very Good”, about 2 km.
  • Jumeirah English Speaking School Arabian Ranches — UK curriculum and IB, “Outstanding”.
  • Ranches Primary School in Arabian Ranches — UK curriculum, primary, “Very Good”, about 1 km.

Nurseries: Blossom Nursery inside Mudon, Dibber Nursery in The Sustainable City.

Communities and homes

Ready: Al Salam — townhouses, the first handed over in December 2014. Al Naseem — townhouses. Rahat — 450 Arabic-style villas with 3 to 5 bedrooms. Arabella 1, 2 and 3 — townhouses and semi-detached homes. Mudon Views — the only apartment complex in the community, seven storeys, completed in 2020.

The new part: Mudon Al Ranim, 3- and 4-bedroom townhouses built in phases. The first phases are already handed over, and about 28% of deals in the community are still off-plan.

If you want to see how a specific project is really going, check the Construction progress section of DXB Radar. The completion figures there come from the Dubai Land Department, not from the developer.

Pros and cons of Mudon

I’ve gone through the Propsearch and Bayut guides to the area, the RTA news on the roads around Al Qudra, plus the questions clients usually ask when they look at homes in this part of Dubai. Here’s roughly the picture.

What people like:

  • A green, quiet, gated community with lots of parks and playgrounds.
  • Schools inside the community and strong schools next door.
  • It’s settled, with the first homes standing since 2014.
  • A low service charge for townhouses.
  • Arabian Ranches, Town Square and The Sustainable City nearby, with their own shops and cafés.

What people complain about:

  • No metro, so it’s hard without a car.
  • No hospital in the community; people usually drive to Arabian Ranches or further for a doctor.
  • No big mall close by; Mall of the Emirates is 20–25 minutes away.
  • Morning and evening traffic on Al Qudra and Emirates Road, though the new bridge has made it easier.

My view

I like Mudon for a family that wants its own home with a garden and a park nearby, without paying Arabian Ranches prices. The community is already established: the trees have grown, the schools are open, the shops and cafés are there. Everything you need day to day is already working, so there’s no waiting for it to be built.

Prices here rose 7.2% over the year, and they’re still going up. The roads are supporting demand: the new bridge on Al Qudra is open and getting in and out has become easier. And the new phases of Mudon Al Ranim bring fresh homes into the community. The one thing to keep in mind is the car: in Mudon you need it every day.
