People ask me a lot: “Konstantin, isn’t The Valley by Emaar a bit too far out?” Fair question. The community sits on the Dubai–Al Ain Road, past Silicon Oasis, and on the map it looks like the edge of the desert. But it’s also one of the most affordable ways to buy an Emaar townhouse, and around 750 deals went through there in the last twelve months. I’ll go through it step by step: where it is, what the homes really cost, what’s already built and what the people who live there say about it.
In shortThe Valley is a freehold community by Emaar on the Dubai–Al Ain Road (E66), about 25–30 minutes from Downtown. It has only townhouses and villas with 3 to 5 bedrooms. A ready 3-bedroom townhouse costs about AED 2.64M and a 4-bedroom about AED 3.35M. Prices in the same projects fell 2.9% over the year and rents fell 5.6%. The service charge is low, about AED 4 per sq ft. There is no metro nearby, and 61% of deals are off-plan.
Where The Valley is
The Valley sits on the Dubai–Al Ain Road (E66), at the interchange with the Jebel Ali–Lehbab Road (E77), past Academic City and Silicon Oasis. The Sevens Stadium is about 5 minutes by car and Dubai Outlet Mall about 8. Downtown and DXB airport are about 25–30 minutes without traffic, Academic City about 15.
There’s one developer here, Emaar. The project was unveiled in November 2019, and the first cluster was Eden. In July 2024 Emaar announced Phase 2, which adds more than 4,500 homes. The master plan includes a 32,000 sq m Town Centre with shops, cafés and a farmers’ market, the Golden Beach urban beach, a Sports Village, the Kids’ Dale play park and The Pavilion with a garden and an observation tower.
It’s freehold, so a foreigner buys the home outright. If the property is worth AED 2M or more, and almost every home here is, you can apply for a 10-year Golden Visa.
Getting around. Keep in mind you really need a car here. There’s no metro nearby: the closest Red Line station, Centrepoint, is about 25–30 minutes’ drive. At peak hours there can be traffic on the Al Ain Road on the way into the city.
The Valley townhouse and villa prices in 2026
I take these numbers from Dubai Land Department (DLD) open data, actual deals. It’s the same data we use in DXB Radar.
| Villa and townhouse deals over 12 months | about 750, 61% of them off-plan |
| Ready: 3 / 4 beds | about AED 2.64M / 3.35M |
| Off-plan: 3 / 4 beds | about AED 2.73M / 3.8M |
| Price per sq ft: ready / off-plan | about AED 1,390 / 1,180 |
| Price change over the year, same projects | −2.9% (last three months −3.8%) |
| Rent over the year | −5.6% |
| Service charge | about AED 4 per sq ft a year |
Here’s what’s interesting. A 3-bedroom townhouse in The Valley is usually around 2,000 sq ft. At AED 4 per foot, that’s roughly AED 8K a year to maintain the whole community. For an Emaar home that’s not much.
Now about the minus. Over the year, prices in the same projects fell 2.9%, and another 3.8% over the last three months. In March 2026 the conflict around Iran started, buyers across Dubai paused, and prices dipped in many areas. I’ve lived in the Emirates for 15 years and I’ve seen this before: in the second half of the 2010s prices fell for several years, and then the market won it all back and grew. To be straight with you, prices in The Valley haven’t levelled out yet, and nobody can give guarantees. Rents are down 5.6% over the year too: new clusters keep being handed over, so there’s more supply. If you’re buying a home to live in, this is a good time to choose calmly and negotiate.
One more thing. An off-plan home costs a bit more than a ready one on average, but less per square foot. That’s because homes in the newer clusters are bigger. If you want to move in now, look at the ready Eden, Talia and Nara. If you can wait until 2028, off-plan gets you more space for the same money.
Infrastructure
- In the community: the clusters have pools, playgrounds, running and cycling tracks. The Pavilion, Town Centre, Sports Village and Golden Beach are opening as the community is built out.
- Shopping: shops and cafés in the community are opening in phases, with the Town Centre as the main hub. For bigger shopping trips, Dubai Outlet Mall is about 8 minutes away.
- Healthcare: the nearest hospital is Fakeeh University Hospital in Silicon Oasis, about 15–20 minutes by car.
- Nearby: The Sevens Stadium, Dubai Outlet Mall, Academic City with its universities.
Schools near The Valley
There are no schools in the community yet, so children go to schools in neighbouring areas, 15–25 minutes by car. Ratings are from the latest inspections by KHDA, Dubai’s schools regulator.
- GEMS Wellington Academy Silicon Oasis — UK curriculum and IB, “Very Good”, about 15 minutes.
- Jumeirah English Speaking School Arabian Ranches — UK curriculum and IB, “Outstanding”, about 20–25 minutes.
- Ranches Primary School — UK curriculum, primary, “Very Good”, about 20–25 minutes.
Clusters and projects
Phase 1: Eden, Talia, Nara, Orania, Elora, Rivana, Lillia, Farm Gardens, Alana and Nima. The first clusters, starting with Eden, are already handed over and lived in. These are mostly 3- and 4-bedroom townhouses. Rivana and Alana are expected in 2027, Nima in Q3 2027.
Phase 2, handover from 2027 to 2030: Velora and Venera (Q3 2027), Elea, Avena, Kaia, Farm Gardens 2 (2028), Elva, Vindera, Rivera, Farm Grove (end of 2028), Avelia and Ovelle (end of 2029), Alva and Virella (early 2030).
There’s still a lot under construction. You can check the completion percentage of each project, from the Dubai Land Department rather than the developer, in the Construction progress section of DXB Radar.
Pros and cons of The Valley
I’ve read the reviews of the area on Bayut, Driven Properties, Propsearch and in agency guides, and added what our clients who looked there tell us. Here’s roughly the picture.
What people like:
- One of the most affordable ways into an Emaar home, cheaper than Arabian Ranches.
- Quiet, green, lots of open space, a family community.
- New homes with their own garden.
- Easy access to the Al Ain Road, Dubai Outlet Mall about 8 minutes away.
What people complain about:
- Far from the sea, the Marina and the centre.
- You need a car, there’s almost no public transport.
- No schools or hospital in the community yet, and shops are opening in phases.
- The area is still being built, so there’s noise and dust near the new clusters.
My view
I like The Valley for a family that wants its own house with a garden without paying Dubai Hills or Arabian Ranches prices. For AED 2.6–2.7M you get a 3-bedroom Emaar townhouse with parks, pools and a low service charge. For a lot of families renting an apartment in the city right now, that’s a real chance to move into a home of their own.
The main question here is the drive, of course: you’ll be commuting to Downtown or Business Bay every day. But the community is filling up fast. Once the Town Centre with its supermarket, Golden Beach and the Sports Village open, and Phase 2 is handed over by 2030, everything you need day to day will be close to home. I think demand for homes here will follow.
