People often ask me which area of Dubai to choose. The honest answer: it depends on why you are here. Living with a family, opening an office and investing money are three different maps of the city. In 15 years in the Emirates I have lived, worked and invested in different parts of Dubai, so here is my short guide.
In shortFor family life in Dubai I would look at Dubai Hills, Dubai Creek Harbour and Sobha Hartland; for an office, Business Bay and DIFC. For investment: Dubai Marina and Palm Jumeirah are liquid waterfront classics, Dubai Hills and Creek Harbour offer the best balance of price and potential, and JVC gives rental yield on a smaller budget.
Where to live
For a family with children I would look at Dubai Hills, Dubai Creek Harbour and Sobha Hartland. Greenery, parks, good schools nearby and a calm pace. These are areas where the city feels like home rather than an endless construction site.
For those who love the sea and a premium lifestyle — Jumeirah and Port de La Mer. Access to the water, beaches, promenades. The entry price is higher, but so is the way of life.
For a single person or a couple who value the centre and modern housing — Business Bay. Everything is close: offices, restaurants, Downtown. One downside: it is noisy and dense, an area for an active life.
Where to do business
Business Bay is the main business hub for most companies. Our 2088 Real Estate office is here too, in The Opus tower.
DIFC is the choice for those who value the financial ecosystem and status: banks, funds, lawyers, its own legal system.
Barsha Heights and Sheikh Zayed Road are proven office locations with good transport links.
Deira suits small or specialised companies, especially trading ones.
Bear in mind: offices in Dubai are in short supply. According to JLL, only about 6% of office space was vacant in Q2 2026, and Grade B rents rose 31.5% year on year. If you are looking for an office for your company or considering commercial property as an investment, see the Commercial Real Estate section, where I explain how to choose a property that will work steadily for years.

Where to invest
Dubai Marina and Palm Jumeirah are the waterfront classics. High liquidity, foreigners know and love them, but the price reflects that.
Dubai Creek Harbour and Dubai Hills, in my view, offer the best balance of price and quality with growth potential. The infrastructure already works, and the areas keep developing.
JVC and new projects in Business Bay are for those who count rental yield and want a lower entry budget.
A separate word on villas and townhouses. In recent years they have grown in price noticeably faster than apartments, while apartments deliver higher rental yields. I have a separate article on this choice.
I have collected detailed figures for each area — prices, rental yields, what residents praise and complain about — on a separate Dubai areas page.
My main advice
Don’t choose an area from a social media picture. Spend a weekday evening there: how long the drive takes in traffic, where to park, what is nearby. And look at real transaction prices, not asking prices.
The choice always depends on your goals. My team can match an area and a property to your needs. Leave a request and we will get in touch.
