Your result

"Fit" is about youHow well the area matches your answers: budget, goal and time frame. The reasons are listed under the name.
Rental ROI is about moneyWhat percentage of your investment the rent returns each year, after service charges, vacancy and purchase costs.
What the area colour means

Green — "Prices rising". Apartments in the same buildings became more than 5% more expensive over the year. Few discounts — choosing the right building is what matters.

Yellow — "Prices stable". Prices in the same buildings changed by less than 5% either way over the year. You can choose without rushing.

Blue — "Buyer's market". Prices in the same buildings fell by more than 5% over the year. There is room to negotiate. For renting out this is a plus: a cheaper entry. For a quick resale there is a risk the price falls further.

We compare prices of the same buildings and layouts year on year, not the average of all deals: otherwise the figure depends on what happened to be sold that month.

The shortlist is a calculation based on transaction statistics, not investment advice. For details, consult a broker of 2088 Real Estate.

Check the price of an apartment you are offered

Choose the area, building and layout — we'll show what apartments in this building actually sold for over the last 12 months.

Construction progress: how far projects have got

Completion percentage of each project according to the Dubai Land Department. The tower fills up as construction progresses.

0–10% — just startedaround 50% — halfway100% — built

Completion data is from the Dubai Land Department (DLD) as of 15.06.2026: DLD updates these figures less often than transactions. Before buying, we check the current percentage and the project's escrow account.

Buildings that beat the market

An area average hides individual buildings. Here are buildings where the price grew much faster over 5 years than the Dubai average.

We compare the median transaction price in the same building: 2025 versus 2020, based on Dubai Land Department data. At least 5 deals in each year, mostly ready property in 2025. 2020 was the market bottom due to the pandemic, so growth over these 5 years is higher than usual everywhere. Past growth does not guarantee future growth — this shows how the market has behaved, not a forecast.

How much money you actually need to buy

The apartment price is not the whole amount. We add up the mandatory fees and mortgage costs.

What rent costs in your area now

Dubai rental prices by area 2026. Median annual rent for new Ejari contracts over the last 12 months.

This is not the official RERA rental index. We show what apartments and villas actually rent for now. If you need a legal basis for a rent increase, see the official rental index on the Dubai Land Department website.

Amounts in dirhams per year. A dash means fewer than 20 contracts — the figure can't be trusted. Office — dirhams per square foot per year.

Still have questions?

A 2088 Real Estate broker will go through your option: specific buildings, recent deal prices and real yields.

How we calculate. Price — median of deals for July–September 2026 in dirhams per square foot. Annual price change — comparison of the same buildings and layouts: April–September 2026 versus April–September 2025, for each building separately, then a weighted median for the area. Where there are few repeat sales, we show the change in the average price only when it is steady. "Last three months" — July–September versus April–June 2026 in the same buildings. Rental ROI — median annual rent of new Ejari contracts over 12 months against the median price of an apartment with the same number of rooms over 6 months, minus the building's service charge (Dubai Land Department data on owners' association budgets), 5% for vacancy and repairs and 6% purchase costs. Price growth is not included in ROI. Areas with too few deals are not shown.
