A new mall with a rooftop pool is being built in Dubai

The Wadi Al Safa 5 area will have its own shopping center by mid-2026. KeyMavens Group has launched Villa Square — a boutique mall covering 11,500 square meters, designed to serve residents of The Villa community and attract visitors from other parts of the city. The project is already under construction, with the first tenants expected in about eighteen months.

Unlike Dubai’s usual massive malls filled with hundreds of stores, Villa Square follows a different concept: an intimate space with Spanish-inspired architecture, open terraces, and a focus on quality rather than quantity. While recent UAE real estate updates mostly highlight new residential towers and office developments, developers are now investing in infrastructure that surrounds emerging residential districts. People need places they can walk to — and Villa Square aims to meet that demand.

A rooftop pool and ground-level shopping

The project’s signature feature is a rooftop pool with a leisure area. It’s not just a decorative spot for photos but a functional space where visitors can relax after shopping or dining. Sunbeds, greenery, and shaded lounge zones will surround the pool, turning the mall into a destination where people spend several hours, not minutes.

On the lower levels, visitors will find:

  • Premium-brand boutiques
  • Fine dining restaurants and family-friendly cafés
  • A gym and a spa center
  • Open arcades and meeting areas

Architects are using Mediterranean design elements — arches, natural stone, and open galleries connecting the street to the interior. Natural light flows through large windows and open corridors, creating a bright and airy atmosphere. While Dubai’s heat often makes open designs impractical, the project includes heat-insulated walls and reflective glass to maintain a comfortable indoor climate and reduce energy consumption. Muntheer Al Ali, head of KeyMavens Group, explains that the company aims to create *spaces for living*, not just buildings. Villa Square is meant to be a place where people meet, unwind, and find everything they need within their own neighborhood. It’s an ambitious idea — especially in a city where many new communities still rely on downtown areas for everyday services.

Commercial logic and investment appeal

Villa Square targets investors looking for commercial real estate with predictable returns. The location works in its favor: The Villa is an established upscale community with Spanish-style homes and well-developed infrastructure, surrounded by new residential projects. Within a 15-minute radius are:

  • Dubai Silicon Oasis
  • Academic City
  • Global Village
  • Dubai Outlet Mall

It’s just 30 minutes from downtown and 27 minutes from the airport.

The developer is betting on several factors:

  • High population density and growing demand for neighborhood retail spaces
  • A premium-income audience
  • Lack of boutique-style malls in newly developed areas
  • VIP lounges and exclusive retail concepts

Property inheritance laws in Dubai continue to be discussed among long-term investors, but commercial real estate remains one of the city’s most stable sectors. Retail units in the right locations offer steady returns — especially when the format aligns with the lifestyle of nearby residents.

Villa Square occupies a niche between mega-malls like Dubai Mall and small strip centers near residential compounds. It’s designed for people who want variety and quality without having to cross the city. For tenants, it’s an opportunity to work with a solvent local audience in a growing district; for investors, it’s a reliable asset generating consistent rental income. The project is scheduled for completion in Q2 2026. By then, it will become clear whether Dubai residents embrace the boutique, wellness-oriented mall concept — but current market trends suggest they’re willing to pay for comfort and atmosphere if it saves time and unnecessary travel.
