Developer Mashriq Elite has officially broken ground on its residential project, Floarea Skies, located in Jumeirah Village Circle. The foundation-laying ceremony took place on November 11, with completion scheduled for the end of 2027. The 23-storey building will house 192 apartments across three categories.
Project composition:
- 42 studios of 37 square metres each
- 134 one-bedroom apartments in four layouts ranging from 66.6 to 77.7 square metres
- 16 two-bedroom units from 102.7 to 108.7 square metres
Prices start at AED 666,000 for a studio, AED 1.069 million for a one-bedroom, and AED 1.499 million for a two-bedroom. This positions the project within Dubai’s mid-range property segment — not the cheapest, but balanced by its strong location and developed infrastructure.
Purple Line metro to transform district connectivity within two years
CEO Kamran Muhammad highlights the project’s strategic location. Jumeirah Village Circle sits just 10 minutes from Dubai Marina, Burj Al Arab, Mall of the Emirates, and Dubai Media City. Business Bay and The Dubai Mall are about a 25-minute drive away via uncongested highways. The upcoming Purple Line of the Dubai Metro will run close to the development, a move expected to boost property values once operational.
Investor interest spiked immediately following the project announcement
According to today’s Dubai real estate market updates, mid-range apartments in well-connected areas remain one of the strongest segments for both sales and rentals. Jumeirah Village Circle fits that profile perfectly — it already features schools, supermarkets, clinics, and restaurants, distinguishing it from newer, infrastructure-light developments on the city’s outskirts.
Mashriq Elite operates in real estate and telecommunications across Saudi Arabia, Singapore, Indonesia, and the UAE. The company has successfully delivered four previous projects on time — a rare achievement among developers. Muhammad emphasises that credibility in real estate is built not on marketing promises but on consistent delivery and construction quality.

The 1,900-square-metre plot will feature an infinity pool on the rooftop overlooking the district and a separate organic pool for children with a soft-safety surface. Residents will also enjoy a range of lifestyle amenities unusual for mid-tier developments, including:
- a zen garden with a floating meditation platform
- a mini-golf area and children’s play zone with a year-round splash pad
- a reading lounge and board-games corner for quiet leisure
- a sunken lounge and barbecue area for community gatherings
- a fully equipped fitness centre with state-of-the-art cardio and strength equipment
The inheritance law in the UAE continues to evolve toward greater clarity and inclusivity for foreign investors. More explicit rules for property transfers to heirs have reduced the risks of long-term ownership. For expatriate families, this legal transparency is a key factor when deciding between renting and buying.
Muhammad considers Jumeirah Village Circle one of Dubai’s most promising investment districts. Property prices show steady annual growth, and rental demand remains high year-round. Its proximity to business hubs ensures a constant flow of professionals and small families seeking value and convenience — translating into low vacancy rates and stable rental yields for investors.

The project enters the market at a time when mid-range supply lags behind demand. While Dubai has no shortage of luxury properties or budget housing on the outskirts, high-quality projects at reasonable prices in established neighbourhoods remain limited. Floarea Skies aims to fill that gap by offering livable, well-designed homes in a location where residents can move in immediately — not wait for infrastructure to arrive.
