The Bollywood actor has received a USD 475 million skyscraper on Sheikh Zayed Road. The project, Shahrukhz by Danube, was unveiled in Mumbai at an event attended by Khan himself, Danube Group founder Rizwan Sajan and filmmaker Farah Khan. This marks the first time in the emirate’s history that a commercial building officially carries the name of a movie star, rather than simply receiving endorsement as an ambassador or investor.
The 55-storey tower will rise along the city’s main highway and offer more than forty amenities for tenants and visitors. Architects designed an installation at the entrance featuring a statue of Khan in his iconic open-armed pose from Dilwale Dulhania Le Jayenge – the one immortalised by millions of memes. Completion is planned for 2029, a year when analysts following UAE luxury real estate news today expect the commercial property market to reach a new peak after the current wave of development.
Khan published a promotional video on Instagram, reflecting on his journey from humble beginnings to global recognition. “Some kings are born in palaces. And some are born from a simple question: is it possible?” the video opens. The actor recalls starting his career without industry connections and being dismissed by many as overly ambitious.

Symbolism of the project goes beyond ordinary branding
“We do not chase dreams, we turn them into reality. Legacy is not inherited, it is created. This building is a part of that legacy,” Khan says in the video. The announcement showcases the tower’s planned features:
- Premium commercial offices with panoramic glass
- Lifestyle areas for relaxation and informal meetings
- Conference halls with advanced technical equipment
- Retail units on the lower floors
- Interior design inspired by the star’s cinematic heritage
In his caption, Khan wrote that having a Dubai landmark named after him feels “humbling and deeply moving.” He described the emirate as a place where ambition finds fertile ground and highlighted his long standing ties with the city through professional work. The actor thanked Danube Properties, calling the tower a symbol of determination and noting the satisfaction of collaborating with a brand that shares the philosophy of aiming high.
The video teaser generated a wave of reactions on social media. Users praised the collaboration as “the best,” complimented his charm and appearance, and one fan admitted the clip made him want to buy property in the city, adding: “I realised that empires are not inherited, they are built.” Comments filled with hearts, fire emojis and crowns, while someone wrote: “You deserve all this recognition, Shah Rukh Khan.”
Market assessments show that the cost of living in Dubai for property owners includes significant expenses for maintaining premium assets like Shahrukhz by Danube. Service charges, cooling vast areas, cleaning public spaces, and maintaining technical systems in commercial towers can amount to substantial costs, which investors must factor into financial models when estimating rental yields.
Timing of the announcement aligns with Khan’s new action film
The presentation coincided with Khan’s preparation for the film King. The action thriller by director Siddharth Anand will be released in 2026 by Red Chillies Entertainment, in collaboration with Marflix Pictures. The cast includes Deepika Padukone and Khan’s daughter Suhana. His latest screen appearances in 2023 – Pathaan, Jawan and Dunki – achieved major box office success, reinforcing his status as one of the most commercially successful actors in the industry.

Danube Group traditionally focuses on affordable and mid-range segments, but the Khan-branded tower is clearly aimed at a different audience. The location on Sheikh Zayed Road ensures maximum visibility and footfall – crucial for commercial space. The statue at the entrance is set to become a tourist attraction, drawing the actor’s fans from around the world and generating extra traffic for tenants. Celebrity-driven real estate branding is gaining momentum in the region:
- Previously, athletes and artists invested as partners in projects
- Some became ambassadors for developers
- Others opened restaurants or clubs in existing buildings
But naming a commercial tower after a living celebrity is an unprecedented move for the emirate. Danube’s strategy will either pay off through premium square-meter pricing or become a case study in the risks of personal branding. The USD 475 million valuation is ambitious even for Dubai’s market, where commercial property on Sheikh Zayed Road is traditionally expensive. Sales will reveal whether investors are willing to pay a premium for association with a global star or prefer more conservative, rental-driven projects.
